DESCRIPTION OF STRUCTURE/ SITE: One and a half story gabled-el set on a brick foundation. Wooden
sided with 1/1 double-hung wood windows. Large 18/1 wood window on front façade. Porch is enclosed with
full pediment over the door and brick piers. The gabled roof with gable returns is covered with asphalt
shingles.
ALTERATIONS: AA #2020-0716 allowed for the removal and replacement of a tree in the rear yard. AA #2019-
11108A allowed for the removal and replacement of the asphalt shingle roof and gutters. AA #2019-0903 allowed
for the removal of the ancillary chimney. RME #2018-0131 allowed for the removal of the InsulBrick on the west
façade, the replacement of the front door, and trim work. COA #2010-0610 allowed for the construction of bollards
in the along the alley.
APPLICATION ITEMS: “See attached document. Build proper masonry stoop at front door.”
DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to:
1.Demolish and reconstruct the existing front entrance stoop,
a.The proposed stoop will be approximately 7’4” wide, 5’4” deep, and 2’ high,
b.Will be made of brick and cement,
c.The stoop will be comprised of three steps, a low balustrade with limestone cap/top,
d.Will resemble in appearance 905 Leland (across the street).
This property in an ongoing restoration and rehabilitation by the current owner.

Most houses in the district have either an open or enclosed porch across the front. Most porches have either hip or gabled roofs or are
covered by the main roof of the house.
Required
When deteriorated beyond repair, existing or original porches, stoops, patios and steps, including handrails, balusters, columns,
brackets, tiles and roof decorations, shall be retained or replaced by replicas of the same design or by a design more in keeping with
the historic period of the structure.
Porches and additions reflecting later architectural styles and which are important to the building’s historical integrity shall be retained.
Recommended
When enclosing porches for heat conservation or for other reasons, it should be done in a manner that does not alter the architectural or
historical character of the building.
Not Recommended
Original porch details should not be replaced with materials representing a different period or style from the original.

For: 902 Leland Ave. South Bend, IN 46616 Project: Construct new stoop for the front door of 902 Leland. Existing: Currently there is no proper stoop, there is only a plan set of cement steps. I do not believe that these steps are original. Rather the original entrance area to the house was an open wooden porch that likely had a set of wooden steps. The project includes demolition of the existing cement steps and the immediately surrounding cement path. The front path will be replaced with new cement at a future date. Proposed Project: The project will begin with the excavation of the area to support the pouring of a new footing for the masonry stoop. I am requesting permission to construct a brick and cement stoop which would be approximately 7’4” feet across and 5’4” deep. The stoop will be approximately 2 feet high. This stoop would be masonry to match the now rebuilt foundation of the house and would have three steps. To the side of these steps would be a low balustrade with a limestone cap/top. The model for this stoop can be seen directly across the street at 905 Leland. Photos are included with this application.
