SUBJECT: Professional Service Proposal - US 31 IP Replat, Lot 14
Attached to this memorandum is a professional service proposal from Danch, Harner&Associates to
provide replat services for Lot# 14 of the US 31 Industrial Park, Phase 1. The Redevelopment
Commission was the original developer of this industrial park and this action will help to correct an
issue with ownership, maintenance and control of the park's two common area retention ponds.
The professional service proposal will provide survey services to prepare a One Lot/One Outlot Minor
Subdivision for Lot# 14 of the U.S. 31 Industrial Park Subdivision Phase II Subdivision. The purpose
of the Minor Subdivision is to split off from the buildable portion of the lot the existing retention
basin. The proposed Outlot that will contain the retention basin will be owned by the City of South
Bend. City Ordinances require the Minor Subdivision process for splitting the property as described
above. Our cost estimate for the preparation of the Minor Subdivision is shown below:
The cost for the preparation of the Minor Subdivision, all required paper work, setting of property
corners, attendance at required Plat Committee meetings, filing and recording fees would be
$2,850.00.
Staff requests approval of the proposal.

RE: Preparation of a One Lot/One Outlot Minor Subdivision,
Lot 14,U.S. 31 Ind. Park Section Four, South Bend, Indiana:
Dear Mr. Schalliol:
Please accept this letter as our written cost proposal to provide your Department with Survey services
to prepare a One Lot/One Outlot Minor Subdivision for Lot # 14 of the U.S. 31 Industrial Park
Subdivision Section Four. The purpose of the Minor Subdivision is to split off from the buildable portion
of the lot the existing retention basin. The proposed Outlot that will contain the retention basin will be
owned by the City of South Bend. City Ordinances require the Minor Subdivision process for splitting
the property as described above. Our cost estimate for the preparation of the Minor Subdivision is shown
below:
A). Preparation of a One Lot/One Outlot Minor Subdivision for Lot# 14;
1). The cost for the preparation of the Minor Subdivision, all required paper work, setting of property
corners, attendance at required Plat Committee meetings, filing and recording fees would be $2,850.
If this proposal is acceptable, we will require a copy of the deed for the property. With project
approval by December 14th, we could have crew on site within 8-12 working days or less, and submit the
subdivision for approval by Jan 14th with approval on February 21St
Any requested drawing revisions by any review agency would be done at our standard hourly rates,
which are attached.
