AN ORDINANCE AMENDING THE ZONING ORDINANCE
FOR PROPERTY LOCATED AT 2405 KENWOOD STREET
IN THE CITY OF SOUTH BEND, INDIANA
STATEMENT OF PURPOSE AND INTENT
Section 21-118 of the Municipal Code of the City of
South Bend authorizes a member of the Common Council to
initiate a rezoning.
The following Bill is being introduced pursuant to that
Section to rezone the property commonly known as 2405
Kenwood Street from "C" Commercial "D" Height and Area to
"A" Residential "A" Height and Area.
NOW, THEREFORE, BE IT ORDAINED by the Common Council of
the City of South Bend, Indiana as follows:
SECTION I. Ordinance . No. 4990-68, as amended, which
ordinance is commonly known as the Zoning Ordinance of the
City of South Bend, Indiana, is amended in order that the
zoning classification of the following described real estate
in the City of South Bend, Indiana, St. Joseph County, State
of Indiana:
Lot 103 Kaleys 1st Addition
be and the same is hereby established as "A" Residential. "A"
Height & Area.
SECTION II. This ordinance shall be in full force and
effect from and after its passage by the Common Council,
approval by the Mayor, and legal publication.

1st Addition (b) a list of names and addresses of all
property owners within 300 feet of the petition property;
and (c) addressed, stamped envelopes for all property

requested to be prepared by the Area Plan Staff.
7. ) By signing this petition, I and any contingent
purchaser understand that if the Council approves this
petition to rezone, it may be approved subject to the
submittal of a final site plan. A final site plan must be
submitted to the Area Plan Commission within one (1) year of
the Council's action. Failure to submit a final site plan
within that time period, causes the zoning of the petitioned
property to revert to the initial zoning classification.
Time extensions on the submittal of the final site plan may
be requested. /

Re: Rezoning of 2405 Kenwood Street
Dear Council Members:
I am introducing a Bill which requests that the property
commonly known as 2405 Kenwood Street be rezoned from "C"
Commercial, "D" Height and Area, to "A" Residential, "A"
Height and Area.
I am requesting this zoning change on behalf of the property
owner F. Jerome Jones who lives at 2413 Kenwood Street. The
property is currently vacant and Mr. Jones is interested in
building a residential structure on the lot. The lot is 40
feet by 128 feet.
It is my understanding that with filing this Bill and
Petition today, that it will be placed on the Area Plan's
agenda for its meeting on Tuesday, July 19th. I would,
therefore, request that the hearing before the Common
Council take place on Monday, July 25th.
I look forward to discussing this Bill with you in greater
detail when it is referred to the Zoning and Vacation
Committee for review and recommendation. Thank you.
