Ordinance No. 4990-68, as amended, which ordinance is commonly known as the Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning classification of the following described real estate in the City of South Bend, St. Joseph County, State of Indiana: Lots Seventeen (17) , Eighteen (18) , and the South One Half of Lot Nineteen (19) , as shown on the Original Plat of River Park, South Bend, Portage Township, St. Joseph County, Indiana be and the same is hereby established as B-Residential, and B-Height and Area Classification. SECTION II . Schell and Trustcorp Bank to zone from "A" Residential , "A" Height and Area to "B" Residential , "B" Height and Area, property located at the northeast corner of the intersection of Ironwood Drive and Pleasant Street, City of South Bend APC #1226-88 Gentlemen: The above referenced ordinance and site development plan of Anne T. Schell and Trustcorp Bank was legally advertised January 5 and January 7, 1989. The Area Plan Commission gave it a public hearing on January 17, 1989, at which time the following action was taken: Upon a motion by Joseph Serge, being seconded by Robert Lehman and unanmously carried, the proposed ordinance and site development plan of Anne T. Schell and Trustcorp Bank to zone from "A" Residential , "A" Height and Area to "B" Residential , "B" Height and Area, property located at the northeast corner of the intersection of Ironwood Drive and Pleasant Street, City of South Bend, is sent to the Common Council with a favorable recommendation, subject to a Final Site Development Plan indicating the required setbacks and screening. The proposed office building is across the street from a restaurant and another office. In the Commission's opinion,the proposed office is a reasonable use for the property and would not have a detrimental effect on nearby residential areas, provided the conditions above are met. The deliberations of the Area Plan Commission and points considered in arriving at the above decision are shown in the minutes of the public hearing, and will be forwarded to you at a later date to be made a part of this report.
