The Historic Preservation Commission of South Bend and St.
Joseph County has approved the following work:
Replace asphalt shingle roof on upper sloped roof area and
EPDM membrane on top flat roof area. New roof to be installed
over 1.5" polyiso insulation. Install new K-profile gutters on
upper roof. Replace EPDM membrane on lower porch roof.
Install new flat roof edge spouts. Routine maintenance repairs,
in-kind, to wood siding and trim details, new paint. Non
functioning chimney to be removed.

26 of the St. Joseph County Code.
The issuance of this certificate does NOT in any manner, release
the recipient from the responsibility of complying with the requirements
of the zoning ordinances, building codes, safety codes, ADA or other
requirements of the City of South Bend, the County of St. Joseph, the
State of Indiana, or the United States Federal Government.
This certificate is good for one year from the date of issuance and
is effective from the date entered herein. Plans are on file and open for
public inspection at the office of the Historic Preservation Commission of
South Bend and St. Joseph County, 227 West Jefferson Blvd., Suite 1400

At upper roof, remove deteriorated half round gutter (installed 2005) and small chimney. Re-roof using
asphalt shingles for sloped areas and EPDM membrane for the top flat roof area. Install new roof over
two layers of 1.5" polyiso insulation. This will reduce ice damage in winter as well as provide a new
vertical face at the roof edge to apply a K-profile gutter. This configuration will allow us to retain all of
the existing roof edge details. See figure 1 below.

The lower porch roof will be re-roofed with an EPDM membrane. We feel that a gutter at the porch roof
is not appropriate (it does not have a gutter now and it likely had a built in gutter originally), so propose
to divert rainwater to three points and then to the ground via flat roof edge spouts. See figure 2 below
and attached roof plan.
We will repaint the structure in spring 2021. Some misc. carpentry repair will be required and will
match existing.
