Front of House (South Elevation):
Existing Site Plan:
Item #1: New Wood Deck
New wood deck constructed from treated lumber.
Dimensions: 16'-4” x 18'-5.”
Elevation < 28” above grade.
This deck is constructed in the fenced back yard and is not visible from the street or the front
of the house. No historic elements of the house or the site were disturbed in the construction
of this deck. The area this deck covers was previously grass and a small portion of sidewalk.
No building permit was required for this deck by the St. Joseph County Building Department
since the deck did not exceed an elevation of 30” above grade and it did not include any roof
or awning/canopy.
Item #2: Wood Deck – Replace Existing
Replace deteriorated existing wood deck with new wood deck constructed from treated
lumber. Both the existing deck boards and the supporting structure were rotted and were in
an unsafe condition. New wood deck will have the same dimensions, footprint and elevation
as the previously existing wood deck. Previous stairs to the deck were to grade. New stairs to
deck will access from new wood deck (Item #1 above). This work will include installing new
siding over the area where the deck ledger for the previous deck was installed (see photo 2B
below), which will match the existng 8” smooth alluminum siding. The new deck will not be
structurally connected to the house.
Photo 2A: Previously existing wood deck:
Photo 2B: Area for installation of replacement deck:
Item #3: Cellar Door – Replace Existing, Repair Foundation
Replace deteriorated existing wood cellar door with new wood cellar door. The previously
existing wood door and frame were severely deteriorated and the mortar in the existing stone
foundation was crumbling. New wood door will be constructed from 1” boards to match the
previous door. New door frame will be constructed from treated lumber. The existing stone
foundation will be tuckpointed and parged. The existing stones will be reused.
Existing Cellar Door Foundation:
Item #4: Relocate Existing Back Door Location
The existing back door is installed in a first floor bedroom. Access to and from the back yard
must pass through this bedroom. We would like to remove the existing back door, enclose the
opening, and patch with new 8” smooth aluminum siding to match the existing siding. The
new door would be installed in the opening for the existing window in the living room.
