Regulations pertaining to the Historic Preservation Commission are found in Chapter 21 (Zoning), South Bend Municipal Code and Chapter 26 of the St. Joseph County Code. The issuance of this certificate does NOT in any manner, release the recipient from the responsibility of complying with the requirements of the zoning ordinances, building codes, safety codes, ADA or other requirements of the City of South Bend, the County of St. Joseph, the State of Indiana, or the United States Federal Government. This certificate is good for one year from the date of issuance and is effective from the date entered herein. We don’t have any recommendation on masonry stains, there are a number of products out there. Yours were already painted, as I remember, so you should be ok one way or the other. RE: Your railing – I’ve received the application and had a moment to review it. Will the new railing have the same configuration, but just be shorter? Will the balusters be the same? Will the railing cap be the same? Payment can be deposited at the Building Department – please put it in an envelope labeled “525 Edgewater COA” and slip it through the door of the Building Department, they’ll notify me of the payment. I just called Advanced Roofing and passed on your name and number. I hope that's ok. Thank you also for the insight on masonry. We were planning on painting the small brick portion below the front porch so I'm glad we caught that. What stains are good? We were shooting for black. On the windows, we decided to leave them where they are. We're really trying to minimize exterior changes to streamline the process and maintain the current charm. The application for the railing is attached. How do we get you the payment? Is paypal an allowed method? Lastly, on the drywall, I thought I saw you out front of that house talking with someone yesterday when I was on my walk. That's cool to hear that you're moving forward with that one. Bill doesn't do drywall if he can avoid it but our colleague Mike Finkler is good at it and has done several of our houses. His number is 574‐876‐4137. He gave me consent to share it with you. I have not seen an application for your property from Advanced Roofing. Were they to have submitted it (with information about the new roof material and any gutter changes, etc), it should qualify for an administrative approval. Please confirm with them that they have submitted an application. 2. Paint is free and clear, with the previous reservations about painting masonry. There are specific stains that can be used on masonry that still allow the brick to ‘breathe’. Use caution! 3 3. Lowering the porch railing will require an application. I’ve attached it to this e‐mail. 4. Are you still considering moving/altering window configurations? I’ve been meaning to flag Bill down to talk to him about drywall work. My wife and I have gutted our smallest rental and are beginning to get estimates for all the work to get it up and going again. Bill, if you see me out in the yard, stop by and chat. Long time no talk! I hope things are well with you and yours as we go through this bumpy start to a new year. Our property at 525 Edgewater was put on hold for a bit but we are now beginning to work on it again and I believe Advanced Roofing has contacted your area for permission to install a new roof. Can you confirm that they've submitted what is needed? Is anything needed on my side for that approval? We're meeting with Norrie again tomorrow to talk about the windows further, just FYI. As for other exterior things, we intend to paint but I don't believe that needs your sign‐off for that, correct? We'd also like to lower the height of the porch railing.
