DESCRIPTION OF STRUCTURE/ SITE: Two story frame house with irregular plan has hip roof with boxed
eaves. Roof is covered with asphalt shingles. Walls are brick painted white. Windows are 8/1 double hung
with brick header course and sills. There are two sets of 10 lite French doors at first floor. The central entry
gabled roof with open arch under architrave is supported by paired slender square box columns. A one story
flat roof wing was enclosed in 1957 with aluminum windows.
ALTERATIONS: AA 2020-0601 renewed approval for garage repairs and front storm door replacement. AA
2019-0923 approved removal of silver maple tree in rear yard with replacement. RME 2017-1117A approved
garage repairs and back storm door replacement. COA 2016-1004 approved front porch replacement in kind. COA
2007-0820A approved in kind porch replacement and planters. COA 1997-0718 approved reroof and masonry
repairs.
APPLICATION ITEMS: “Replace 7 circa 1950 single hung aluminum windows (and storm windows) that are
not original to the house with 7 Sunrise (manufacturer) double hung vinyl windows with full screens, The top sash
of the two windows facing the street will be colonial-style simulated divided light with grids on both the exterior
and the interior in order to match the style of the original windows on the top floor, (The bottom floor of the
original house has divided light French doors,) The window frames will be white in color in order to match the
house which is brick painted white. The current aluminum windows are over 50 years old and in a deteriorated
state (see attached photos).”
DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to:
a. Replace seven metal windows on the side one-story room with new vinyl windows.
i. New windows will have simulated divided lite pattern same as main house and will better
resemble windows on main house.

II. EXISTING STRUCTURES
A. WINDOWS AND DOORS
Window and door frames are of wood or steel (some casements) or in the case of brick structures, stone sills and brick lintel s. Where metal
or vinyl siding has been applied, window trim has been covered. Storm windows are of wood and aluminum.
Required
Original windows and doors shall be retained including sashes, lintels, sills, shutters, decorative glass, pediments, hoods, and hardware.
When deteriorated beyond repair, they shall be replaced with units and trim resembling the original

Wood frame storm windows and doors painted to match the original should not be used but should not damage existing frames. If new
sashes or doors are installed, the existing or original materials, design, and hardware should be used. When metal storm doors are used they
should be painted, anodized or coated to match the existing. When awnings are used they should be of canvas material.
Prohibited
Original doors, windows, and hardware shall not be discarded when they can be restored and used in place. New window and doo r openings
which would alter the scale and proportion of the building shall not be introduced. Inappropriate new windows and door features such as
aluminum insulating glass combinations that require removal of the original windows and doors shall not be installed.
Not Recommended
Awnings, hoods, and fake shutters made of metal, vinyl, or fiberglass should not be used if they would detract from the existing character or
appearance of the building.
SITE VISIT REPORT: N/A
STAFF RECOMMENDATION: Staff recommends replacement of aluminum windows and storm windows with
new windows, preferably in a material other than vinyl (could consider wood, aluminum clad, fiberglass extruded,
etc.), however, the proposed window units better resemble the units on the main house.

We had a sliding glass door and two large windows installed
about three years ago and have had no problems. They were

Brickmould Profiles
Multiple brickmould profiles allow for virtually all traditional brickmould
applications with no exposed fasteners, providing a crisp curb appeal to
the appearance of your home. Sunrise offers brickmould applications from
1" to 2 1 4"; available in a sloped “picture-frame” configuration for water
drainage and maintenance freedom. For a more traditional style, our 2"
milled brickmould profile is available in a sill nose configuration.

Air Tight Construction
Air infiltration causes cold drafts and temperature differences within a
room. When air infiltration is an issue, heat loss in the winter and heat
gain in the summer can become a major concern. Sunrise Windows have
some of the industry’s lowest air infiltration rates. Our triple weatherstrip
barrier provides 50% more weather-stripping than other windows,
providing greater protection and increasing whole home efficiency.

We had 21 windows and one patio slider installed exactly 1 year ago, and with this
winter we had in Michigan, these windows made a huge difference. Our gas bills
went down quite a bit, furnace ran less, and house temp was more consistent. Also,
the triple panes made a huge difference; in summer the back of the house would

Heat Loss Reduction
U-factor is one of the most important measurements in determining the
energy efficiency of a window. This rating specifies how much heata

In warm climates, however, another important heat rating to
consider is Solar Heat Gain Coefficient (SHGC). SHGC ratings specify
how well an insulated glass unit resists or blocks heat gain caused
by the sun — with lower numbers indicating greater resistance.
While the U-factor and SHGC are used to
express the insulation value of windows,
R-factor is used for insulation in most other
parts of the building envelope (walls, floors,
roofs); and as it pertains to windows, it relates
to the frame and sash. Sunrise injects our
window and sliding patio door frames with
polyurethane — the same type of insulation
