Commission approval requested for Contract for Sale of Land with Sycamore Knoll, Inc. in the Airport Economic Development Area. Mrs. Manier noted that this agreement is an addendum to the proposal from Sycamore Knoll, Inc. that was accepted by the Redevelopment Commission a few months ago. The Redevelopment staff has been working with Robert Gonderman since that time to refine the exact obligations of each of the parties. Ms. 1308 County -City Building 227 W. Faccenda Ms. Jenny Pitts Manier Mrs. Ann Kolata, Director Mr. James Riggs, Economic Development Specialist Ms. Vangelean Binion, Recording Secretary Mr. Don Porter, South Bend Tribune Mr. Robert Gonderman, Sycamore Knoll, Inc. -1- South Bend Redevelopment Commission Regular Meeting - June 28, 1996 Manier explained that there were a few changes made since the original proposal. Mrs. Manier noted that the purchase price for Tract One, which is the southern portion of Lot 1, is $25,000/an acre and the parcel is approximately 3.78 acres in size. Sycamore Knoll, Inc. proposes to construct an event center on that parcel and potentially, if the market conditions are favorable, they plan to construct an office building as well. The event center is expected to be a catering facility for businesses to rent receptions, or programs. Mr. Gonderman hopes to have some satellite communication system installed to facilitate teleconferencing. Mrs. Manier noted that the Redevelopment Commission will be facilitating the development by contributing to the construction of a drive that will allow access off of Nimtz and Mayflower Road and will bring utilities to the property. The agreement also concerns the northern portion of Lot 1, which Mr. Gonderman has the right to purchase sometime within the next five years in order to build an office building on that parcel of land. Mrs. Manier noted that there is an exculator clause in the contract, that the price goes up after three years and again after four years, from $25,000 to $30,000, then $35,000 an acre. The agreement sets forth the obligations of the parties with respect to the development of the second tract. Mr. Gonderman explained that Sycamore -2- . v South Bend Redevelopment Commission Regular Meeting - June 28, 1996 Knoll, Inc. expects is to have possession of the building itself in early November to put together a couple of functions just for the community to help test the facility. They plan to start business in early December. Upon a motion by Mr. Donoho, seconded by Mr. Hojnacki and unanimously carried, the Commission approved the Contract for Sale of Land with Sycamore Knoll, Inc. in the Airport Economic Development Area. 7. PROGRESS REPORTS Mrs. Kolata noted that Design Packaging grand opening was yesterday and it is a lovely building. 8. NEXT CONEMSSION MEETING: The next Meeting of the Redevelopment Commission is scheduled for Wednesday, July 3, 1996 at 10:00 a.m. This is a rescheduled meeting, taking the place of the meeting originally scheduled for July 5th. 9. ADJOURNMENT There being no further business to come before the Redevelopment Commission, Ms. Auburn made a motion that the meeting be adjourned.
