The Bid Specifications outline the uses and development requirements that will be required for these sites. Staff asks for approval of the Bid Specifications and Design Considerations for the eventual disposition of these properties. Properties are: 514 Rush St 518 Rush St 611 E. South St 613 E. South St 618 Lincolnway East 622 Lincolnway East 626 Lincolnway East 636 Lincolnway East 700 Block of South St 701 E. South St What We Do Today Makes A Difference! Bid Specifications & Design Considerations Sale of Redevelopment Owned Property 514 Rush Street South Bend Central Development Area All of the provisions of I.C. 36- 7 -14 -22 will apply to the bidding process. 2. All offers must meet the minimum price listed on the Offering Sheet (page 7). 3. Proposals for redevelopment may include residential projects that are permitted within the "MF1" or "SF2" Residential District zoning designation. All proposals must conform to the existing zoning provisions set forth for the "MF1" or "SF2" Residential District as outlined in the South Bend Zoning Ordinance Title 21 of the City of South Bend Municipal Code. 4. Proposals for the reuse of the property must include a basic reuse plan for the site and a project timeline detailing aspects of the site redevelopment and site improvements. During the review process, emphasis will be placed on compatibility with the goals and objectives of the Monroe Park Neighborhood as well as the Development Plan for the South Bend Central Development Area, with an added preference for owner occupied single family residences. In general, it is expected that the number of units currently on the property will not change. However, a preference for single - family structures does exist and will be encouraged. 5. Any exterior modifications to the structure should be in keeping with the style and integrity of the Monroe Park Neighborhood. 6. This property may currently be occupied by a tenant with an existing month -to- month lease. Proposals will need to take this into consideration and provide at least thirty (30) days notice to any occupants should they be required to vacate the property. 7. Bidders are prohibited from the use of the property for speculation or land- holding purposes. 8.
