The Area Plan Commission at its public hearing on January 17, 1995, took the following action: Upon a motion by John DeLee, being seconded by Lee Slavinskas and carried, the proposed ordinance and site development plan of William J. Veldman to zone from "C" Commercial and "D" Light Industrial, "A' Height and Area to "D" Light Industrial, "A" Height and Area, property located at 5510 West Sample Street, City of South Bend is sent to the Common Council with an unfavorable recommendation. The deliberations of the Area Plan Commission and points considered in arriving at the above decision are shown in the minutes of the public hearing, and will be forwarded to you at a later date to be made a part of this report. Veldman 1647-94 Location: 5510 West Sample Street City of South Bend REQUESTED ACTION: The petitioners are requesting a zone 'change from "C" Commercial and "D" Light Industrial, "A" Height and Area to "D" Light Industrial, "A" Height and Area to allow self-storage buildings. EXISTING LAND USE: The property contains self-storage buildings.. SURROUNDING LAND USE AND ZONING: Located to the north are single family residences zoned "R" Residential in the County; to the east are commercial structures zoned "C" Commercial; to the south is a mobile home park zone "B-1" Residential; and to the west is vacant land zoned "B-1 Residential. ACCESS: Access to the site is from Sample Street. WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. DRAINAGE: The drainage has not been addressed by the petitioner. SITE DATA: The total site to be rezoned is 4.3 acres. Of that, the buildings will occupy 1.2 acres, or 27 percent of the site; the parking and drives will occupy 1.7 acres, or 40 percent of the site; and 1.4 acres or 33 percent of the site will remain as open space.
