Improvements include roof repair, fire stair replacement, and masonry repair. The project has encountered an unforeseen condition that were not reasonably foreseen during the design phase and is going beyond 20% of the contract value. It was not possible to know the condition of the masonry behind the existing fire stairs prior to their removal. The single Wythe of brick must support the new fire stairs and therefore must be repaired before the contractor can complete the stairway installation. Brick at the southernmost fire stair is in particularly poor condition. Limited repair is not appropriate for this stair. The other three stair shafts are in better condition such that repairs can be limited to just what is required to secure the new stairs. Safety is an issue as the stairways must be securely anchored to the building.
