Subject: Survey for Vacant Lot in Ignition Park

Attached is a proposal from Danch, Harner & Associates to survey a piece of property in Ignition
Park that lies to the West of Lot #4, recently sold to Data Realty, LLC. Although this piece of
property is small in size, there is potential for it to be a good development site. In order to explore
this potential, a survey is needed to help determine the size and accurate acreage of this lot.
Staff requests approval of the attached proposal by Danch, Harner & Associates in the amount of
$2,250.

South Bend, Indiana:
Dear Mr. Kain:

Please accept this letter as our written confirmation of the cost to prepare a standard
ALTA Survey for Lots "N" in the proposed Ignition Park Major Subdivision located in
the 1150 Block of South Kendall Street, South Bend, Indiana, which would be located
east of the Martin's Supermarket facility site.
The cost for the ALTA Survey would be $ 2,250.
If this proposal is acceptable, we will require the final Title work for the property
along with copies of all easements shown on the Title work. Per our telephone
conversation, we will contact the Title Company to have them prepare the title work and
they will bill the City directly for their services.
We will begin the survey work within the next 5- to 6 working days and send the
completed survey by January 31" if not before with permitting weather conditions.

OPTIONAL SURVEY RESPONSIBIUTIES AND SPECIFICATIONS
NOTE The items of Table A must be negotiated between the surveyor and client it may be necessary
for the surveyor to qualify or expand upon the description of these items (e.g., in reference to Item 6(b),
there may be a need for an interpretation of a restriction). The surveyor cannot make a certification on the
basis of an interpretation or opinion of another party. Notwithstanding Table A items 5 and 11(b), if an
engineering design survey is desired as part of an ALTA/ACSM Land T-& Survey, such services should
be negotiated under Table A, item 22
if checked, the following optional items are to be Included In the ALTA/ACSM LAND TITLE
SURVEY, rexcept as otherwise qualified (see note above):

billboards, signs, swimming pools, landscaped areas, etc.

information is required, the client is advised that excavation may be necessary.

necessary to locate those features to an appropriate and acceptable accuracy relative to
& nearby boundary. The surveyor shall (a) discuss the ramifications of such
methodologies (e. g. the potential precision and completeness of the data gathered
thereby) with the insurer, lender and client prior to the performance of the survey and, (b)
place a note on the face of the survey explaining the source, date, precision and other
relevant qualifications of any such data.
