Bosch site study

The attached summary from Architecture Design Group (ADG) is for work done to study the
existing Bosch buildings and real estate. This work was requested because of a possible
reuse of the building by an interested party.
The Commission previously approved $5,000 for ADG to initially study the Bosch property.
As talks continued with the interested party, ADG spent much time with department staff,
Cressy Everett, Bosch personnel, and the interested party to determine the feasibility of a
possible move. The time frame for which this work needed to be done was short, to meet
deadlines for a decision to be made, which is still ongoing.
The work completed by ADG helps the department understand the Bosch's buildings
possibilities, and will be of value under any scenario.
Staff requests approval of ADG's Summary of Completed Architectural Services in the
amount of $23,825.60, for the vast amount of time spent and drawings completed on this
one of a kind building and property.

SUMMARY OF COMPLETED ARCHITECTURAL SERVICES
Dear Don:
This letter summarizes the architectural services completed by Architecture Design Group, Inc. (ADG) on
behalf of the City of South Bend (Owner) for a Relocation Prospect to the BOSCH Site located at 401
North Bendix Drive, South Bend.
UNDERSTANDING OF SERVICES PROVIDED
On behalf of the City of South Bend, ADG worked with representatives of the Relocation Prospect to
determine the potential for their relocation to the BOSCH Site. ADG was asked to provide conceptual
design laL and projected construction cost analysis for the following components:
1. Demolition — Selective removal of interior partitions and all related items, and exterior
demolition of the brick masonry Honeywell utility buildings.
2. Building Addition(s) — New pre- engineered metal building with 28'high eave, 200'x400' option
and 200'x200' option.
3. Site Development — New paved roadway, truck yards with recessed dock parking, lighting,
landscaping, storm drainage.
4. Truck Docks — New docks with overhead doors, dock seals, and dock levelers; Eleven (11) total.
5. Northwest Truck Entrance — New 30' wide entry apron off of Bendix Drive.
ADG services began on October 19, 2011 (initial meeting) and were completed on November 23, 2011.
ADG SUMMARY OF COMPLETED SERVICES
1. Met with designated City of South Bend and Relocation Prospect's representatives; Initial
meeting at BOSCH, October 19, 2011; Reviewed the specific objectives, schedule and budget
limitations to ascertain the requirements of the Proposed Relocation Project and the suitability of
the existing BOSCH building /site.

2. Met with BOSCH facility representatives; October 19 -21, 2011; Discussed the use of existing
BOSCH "As- Built "site and building documentation; Coordinated schedule for future on -site
visits.
3. Prepared drawing documentation; Prepared computer - generated building floor plans and site
plans of the existing conditions; coordinated site plan information from City GIS files.
4. Toured Relocation Prospect's facility; October 25, 2011, November 16, 2011; Met at Prospect's
current location with facility representatives to observe their current operations, and discuss
layout and planning ideas for the BOSCH site.
5. Toured BOSCH facility; November 3, 9, 10, 11, 2011; Met at Bendix Drive location with
BOSCH and Relocation Prospect's facility representatives; met with cost estimating consultants
to review scope of proposed work; tours included both BOSCH buildings.
6. Prepared conceptual floor plans and site plans; Prepared four (4) floor plan concepts, Plan —A,
Plan -B, Plan -C.1, Plan -C.2 and two (2) site plan concepts.
7. Prepared cost estimating submittal; Included site plans, floor plans, interior and exterior
photographs, and outline information for estimating the prescribed components (see
Understanding of Services Provided).
8. Prepared Projected Construction Cost Summary; Prepared four (4) summaries based on the four
(4) planning approaches.
9. Met with Relocation Prospect's representatives; Meetings at ADG offices on November 10, 14,
l7, 2011.
10. Prepared presentation exhibits for Relocation Prospect; Prepared drawing exhibits mounted on
foam core for planning meetings (all documents were copied to the City of South Bend).
11. Met with City of South Bend and Grubb & Ellis representatives; Meetings at City Economic
Development offices on November 14, 15, 2011.
BASIS OF COMPENSATION
ADG totaled 216 hours of billable time towards the services completed; the following hourly rates for our
services were applied:

REIMBURSABLE EXPENSES
Expenses incurred by ADG and our consultants in the interest of the Project included in -house prints,
plotted reproductions, and mounted foam -core board exhibits.
