Subject Ignition Park - Circle Building Concept Design

The central focal point of Ignition Park's Master Plan is a circle with basin for storm
water retention, gathering green space with solar trees, wind spire that defines the
hub of the park and a building or buildings that enhance the most significant
location within the Park. Definition of design requirements for these structures is
imperative if we are to control the look of the most important and visible elements
within the Park.
It is prudent that we initiate the definition of these structures at this time in order to
be prepared to respond to the tenants Ignition Park will attract. Otherwise, haste
under pressure will drive us to an unintended solution with a facility that is less
than it can be and a lost opportunity for Ignition Park. We have an obligation to this
community to be better stewards.
Economic Development asks for your approval of BSA LifeStructures proposal for
the definition of this building(s) concept design in the amount of $45,000 including
reimbursables.

Dear Geri:
It is a pleasure for BSA LifeStructures to submit a proposal to lead a visioning and building imagery
development process for the Accelerator building in Ignition Park.
The goal of this process will be to explore the potential uses for the building, site options for the
building and aesthetic options for the building. The desired outcome of this process is an
understanding of the scope of the building and an idea of the imagery that can be utilized to
support further development of the project.
Further stated, this Visioning process is now more paramount than ever given the following:
• the north access point into the Park is in alignment with the pond on the north side of the
center circle, placing this potential building in a location of greater presence
• this building, by its nature and location, could likely end up being the most dynamic and
expressive building in the park; an icon
• if and when data centers become a marketing component of the parks business plan, this
building will help to lure potential data center clients because of the way it will elevate,
but complement the design of the existing data center
• due to the low cost development options for data center tenants, having this building
designed and in the cue would put pressure on these tenants and developers to live up to
a higher standard of design
• it shows a commitment by the City to the aesthetic direction of the Park
• it shows a commitment from the City to the Park which is key to local small businesses
and graduate business who want a stable environment in which to grow
• this design exercise will offer the City an advantage over other technology park venues
when competing for clients and tenants

For this process, BSA LifeStructures would propose the following fee:
Visioning and Imagery Development $ 40,000
Reimbursable Allowance (travel and other standard reimbursables)* 5,000
Total fee (maximum) $45,000
*Reimbursables will be billed as part of the base fee up to the $5, 000 maximum.
The schedule for this project has yet to be determined, but should align with the development of
the remainder of the site. The goal would be to complete this process prior to the end of Ql, 2012.
If the above - referenced fee is acceptable for the work outlined, BSA LifeStructures will require
approval of the proposal in order to begin work. We would like to thank you for th opportunity to
