The central focal point of Ignition Park's Master Plan is a circle with basin for storm
water retention, gathering green space with solar trees, wind spire that defines the
hub of the park and a building or buildings that enhance the most significant
location within the Park. Definition of design requirements for these structures is
imperative if we are to control the look of the most important and visible elements
within the Park.
There have been discussions about the need for a multi - function building(s) that
would provide for businesses that have graduated beyond incubation to
acceleration, for product prototyping and for existing regional companies that are
expanding into new areas of business through innovation.
In an effort to respond with flexibility to the market the schematic design may result
in one building that can be accomplished in phases or two buildings that will look
not just like cooperative neighbors, but rather like two parts of a single element. To
be prepared to respond to the tenants Ignition Park will attract it is prudent that we
initiate the definition of these structures at this time. Otherwise, haste under
pressure will drive us to an unintended solution with a facility that is less than it can
be and a lost opportunity for Ignition Park. We have an obligation to this
community to be better stewards.
Economic Development asks for your approval of BSA LifeStructures proposal for
the definition of the architectural and engineering pre- design for these buildings in
the amount of $115,000.

Dear Geri:
It is a pleasure for BSA LifeStructures to submit a proposal for the architectural and engineering
pre- design services for two Accelerator facilities within the Urban Forest Plaza at the center of
Ignition Park.
The goal of this pre- design process will be to narrow down the program and thus the cost for
these facilities prior to moving on with full design services. BSA LifeStructures is confident that
this process will not only better prepare the City moving forward with design but will raise the
comfort level of all stake holders involved as to the form and function of the facilities.
For the pre - design phase of these two 40,000 SF buildings (current assumed SF for the purpose of
this proposal), as it is currently outlined in the master plan, BSA LifeStructures would propose the
following fee:
Pre- Design Services (Architectural and Engineering) $110,000
Reimbursable Allowance (travel and other standard reimbursables)* 5,000
Total Fee (maximum) $115,000
Veimbursables will be billed as part of the base fee up to the $5, 000 maximum.
The schedule for this project has yet to be determined, but should align with the development of
the remainder of the site. The goal would be to complete the pre- design prior to the end of the
calendar year.
If the above - referenced fee is acceptable for the work outlined, BSA LifeStructures will require an
executed agreement which will be sent out after all parties agree to the scope and fee. We would
