Century Center: southern & western entry improvements

In an effort to further enhance the beauty and character of Century Center, the southern
entry where patrons enter from the parking lot, and the western main entrance off St.
Joseph St, are in need of improvements. Architectural Design Group (ADG) has been very
involved with design and construction oversight of many of Century Center's recent
improvements, and is familiar with this City asset.
The proposal for the south entry is for design work to ultimately arrive at a cost estimate for
the work to be completed. Improvements under consideration for this entry point are:
parking attendant booth and its concrete island; pedestrian safety dividers; limit vehicle
entry points into / out of the parking lot for vehicular and pedestrian safety; new planters,
landscaping, lighting, curbs, and entry walkway pavement. Total ADG project design cost
for this entry point is $7,000.
The proposal for the west entry is for design, construction documentation, and assistance
with the bidding and construction phases. Improvements under consideration for this entry
point are: removal and installation of new entry doors; entry walkway pavement; lighting;
and prep, patch, and paint existing columns and canopy. Total ADG project cost for this
entry point is $16,000.
Once design features and construction estimates are completed, it is expected project
funding will be presented to the Commission for consideration. Funding for this project will
be supplemented with $150,000 the Hotel -Motel Tax Board has approved for 2012 for the
west entry point improvements.
Staff requests approval of these Professional Services Agreements, in a not to exceed
amount of $23,000 ($7,000 for the south entry point, and $16,000 for the west entry point).

RE: CENTURY CENTER SOUTH ENTRY IMPROVEMENTS
FEE PROPOSAL FOR ARCHITECTURAL SERVICES
Dear Jeff:
This letter is to formalize the terms of which Architecture Design Group, Inc. (ADG) will provide design
and consulting services to the City of South Bend (Owner) for the proposed new Century Center South
Entry Improvements.
PROJECT UNDERSTANDING
The Project Site is the Century Center, located at 120 South Saint Joseph Street, South Bend.
The Century Center wishes to implement several improvements to the existing South Pedestrian Entry
due to the dated physical conditions of the parking attendant booth, curbs, paving, landscaping and
lighting. In addition, the improvements will include improved pedestrian safety to /from the parking lot.
The Project Budget shall be determined as part of ADG's scope of service.
ADG SCOPE OF SERVICES
1. ADG shall be responsible for the following services:
DESIGN DEVELOPMENT PHASE
a. Meet with designated representatives; Review the specific objectives, schedule and budget
limitations to ascertain the requirements of the Project, including the review of alternate
approaches to design and construction.
b. Field Verify the Existing Physical Conditions and Dimensions of the site; Work shall include the
field verification, and photo documentation of the South Entry's physical conditions, layout, and
utilities.
c. Prepare Preliminary Design Documents and Cost Estimates; Work shall include the preparation
of Preliminary Drawings /Specifications and an Estimate of the projected cost of construction for
alternate approaches to design and construction. Upon review and approval by the Owner, one

design approach will be approved; The approved cost estimate will determine the Construction
Budget for the Project.
BASIS OF COMPENSATION
The Owner shall compensate ADG as follows for Services, as described in ADG Scope of Services:
Lump sum total equal to seven thousand dollars ($7,000).
Services not specifically identified in the ADG SCOPE OF SERVICES, shall be considered Additional
Services and shall only be performed with authorization from the Owner. The fee for these services shall
be computed on an hourly rate as follows:

$135/Hour

1. Shall include expenses incurred by ADG and our consultants in the interest of the Project including
printed copies, plotted reproductions, postage and express courier. All ADG Service Provider
expenses shall be invoiced at the rate of 1.10 multiplied times the direct expense incurred, otherwise
the direct ADG expense will be invoiced.
2. Special consultant(s) providing services to investigate existing conditions beyond a visual inspection,
such as core testing, selective demolition, etc.
We trust that these general terms meet your approval. If this proposal is acceptable to you, please sign and
date the two copies and return one copy to our office. Once we have your approval, we will execute an
American Institute of Architects Standard Form of Agreement Between Owner and Architect, AIA Doc.
