Memorial Hospital Area Facade Improvements

On May 24, 2011, the Commission approved a Professional Services Agreement with the
Troyer Group. This agreement was undertaken as part of the improvements in and around
the Memorial Hospital campus, and to specifically create a unified look of the buildings on
the east side of N. Michigan St., including the Skywalk over this major thoroughfare leading
into downtown South Bend. The Troyer Group is in process of designing new facades for
these structures. The cost of the agreement approved on May 24 was $14,900.
As this process has progressed, it has expanded from facades only to include cohesive
design features for the open parking and landscaped areas between Bartlett and Navarre.
In addition, staff would like to include the old Nipsco building at the corner of Michigan and
La Salle into this fagade improvement program.
To accommodate these changes, an addendum to the May 24 agreement is attached. This
addendum covers architectural services for final concept boards, two concepts for the
Nipsco building, and to provide preliminary construction costs for all components of the
project. Cost for these additional services is $4,600, plus expenses.
Staff requests approval of this Professional Services Agreement Addendum in a not to
exceed amount of $5,000.

Re: Phase One Fagade Studies
Dear Mr. Gibney:
As a result of our conceptual facade study presentation and requested design considerations, along
with the addition for developing options for the NIPSCO building, we are pleased to offer you our
Architectural Services to:
• Make revisions to our final concept boards as discussed at our August 17th 2011
meeting. This include changes to the MarMain Pharmacy, brick options at the
"bank" building, column/trellis at the MR], and an entry trellis to the current site of
the Unity Garden.
• Look at the NIPSCO building and produce a minimum of two concepts at the same
quality level of our other final concept boards.
• Provide preliminary construction cost estimations for all the components of this
project.
For the services listed above, we offer a fee of Four Thousand Six Hundred Dollars ($4,600.00) plus
reimbursable expenses. Reimbursable expenses are composed of copies, facsimile, velum prints, and
postage / delivery service costs. Expenses will be billed at cost.
