Addendum to The Master Agency Agreement

The Contract For Purchase & Sale of the 5 acre Lot #4 between this Commission and
Data Realty Northern Indiana, LLC is in the amount of $26,250 per acre for a total of
$131,250. Data Realty will immediately construct a building of approx. 54,000 sq.
ft., costing in excess of 10 million dollars. 15 employees, of above average salary, is
expected to grow to 30 when the building is expanded to 100,000 sq. ft. Data Realty
has agreed to not seek property tax abatement, it is anticipated their tax obligation
will equal approx. $273,000 per year on the initial building.
Per this Contract the Commission agrees to provide a back -up generator. Data
Realty will provide 5 equipment racks for City and Ignition Park tenant use for 15
years. These racks and redundant power for them provide Ignition Park with a very
valuable marketing tool to future tenants. The generator cost is $900,000 and the
rack space is valued at $1,080,000.
Data Realty requires dual feed, redundant supply power and through this Contract
the Commission agrees to bring a redundant line from the Kankakee Substation at a
cost of $100,000.
Data Centers, for security reasons, must be built as bunkers, however Ignition Park
is planned as a very high tech, high quality aesthetic park. This aesthetic plan will
be advantageous to all other potential tenants, but adds no appreciable value to a
Data Center. This Contract provides Enhancements to the Data Realty building, to
meet the Park's aesthetic requirements, at an estimated cost of $1,400,000 and the
BSA LifeStructures design fee is $77,500. Enhancements #1 & #2 will set the
aesthetic tone for Ignition Park, which is especially critical for the Park's first
building.
Economic Development asks for your approval of this project in the amount of
$2,500,000 (anticipated taxes and rack space value exceed this amount).
