Richey's Building Painting ,Project

Attached to this memorandum is a Professional Services Proposal from Ziolkowski Construction,
Inc., to prepare and paint the exterior of the former Richey's Radiator building which is located at the
southeast corner of Western and William. The building was acquired by the Commission and is
presently being used for storage related to Coveleski Stadium and grounds. It is planned that the
building will be used for permanent facility storage and the exterior painting project, and site
improvements related to the larger adjacent parking area, will incorporate the Richey's building into
the Coveleski Park campus.
The proposal is in the amount of $12,698.00 and staff requests a not -to- exceed amount of
$15,000.00 to cover unforeseen expenses related to painting the structure.
Staff requests favorable Commission approval of this proposal.

Provide labor, material and equipment to paint Richey's Radiator Service Building.
Scope of work:
a. Power -wash all four CMU walls.
b. Perform minor grout & caulk repairs.
c. Apply Sherwin - Williams Loxon Block Surfacer to all bare CMU (south & east
elevations).
d. Apply two (2) coats of Sherwin - Williams Loxon AP (waterproofing system) to all CMU
walls.
e. Grind and repaint all steel lintels at doors and windows.
f. Prep & repaint HM doors & frames (exterior side).
g. Prep & repaint steel overhead door (exterior side).
h. Prep & repaint wood window (south elevation).
I. Prep & repaint utilities piping, etc. (south elevation).
Clarifications:
a. Excludes metal roof and gable siding.
b. Loxon XP to be applied between 14 -18 mils (wet) per coat for waterproofing performance.
