On February 8, 2011, the Commission approved Resolution No. 2840, which authorized
staff to try to purchase 2 parcels in the Ignition Park south expansion area, that were on the
County Commissioner's tax sale list.
One parcel was redeemed during the redemption period before the sale ended. The other
parcel was purchased for $3,502.
Now that this parcel has been acquired, notifications need to be published and mailed, in
addition to paperwork filed with the courts. These items all have certain deadlines and
require certain language. Mr. Heppenheimer, who has been very involved with the County
in the tax sale process, and has a great deal of knowledge of the process necessary to
acquire a tax deed on these properties, was asked to quote a price to do the work
necessary to ultimately gain a tax deed to this property.
Attached is Mr. Heppenheimer's proposal. The price, including title work, is $625. There
could be additional certified mailing fees necessary for the notification process, so staff
requests a not -to- exceed amount of $700.
Staff believes this price is reasonable in light of the statutory requirements needed to gain
the tax deed to this property, and requests approval of Mr. Heppenheimer's proposal.

Certificate Sale
This letter is in response to your e-mail of last week regarding the above described matter. It is
my understanding ttae Redevelopment Commissions was a successful bidder on one of the
Commissioner Certificates that was auctioned last week.
This letter is the proposal to the Redevelopment Commission regarding the employment of this
office to secure the tax title deed. The fee that this office charges would be $500.00 to secure the
deed. There is art additional expense for title information that we secure and that out -of- pocket
expense is $125.00.
The only additional charge in reference to this matter may be for certified mailings if the required
statutory notices would require excessive certified mailings. Once I secure the title information I
can inform you if there is going to be more out -of- pocket expenses for certified mailings.
