Oliver Plow Partners, L.P. plans to construct a 40,800 s.f. building (of which 5,500 s.f. is office and showroom) at a cost of $1,750,000. Its tenant will be ABC Supply Company. As presented by Bob Mathia at a previous Commission meeting, the project will retain 10 existing jobs and one part-time job with a total annual payroll of $419,958 while adding two more positions totaling $65,000 per year. The proposed bid is for $22,000 for a 4.39 acre portion of Oliver Industrial Park Lot #8 (7.84 acres). This lot borders the west side of Chapin Street at the entrance of the park. Staff continues to work closely with Holladay Properties to develop a fagade and building design that is consistent with the guidelines set forth for the park and surrounding area. Staff seeks approval to prepare a Contract for Sale for approval by the Commission based upon the information provided in the proposal. What We Do Today Makes A Difference! M t?i I o� a o Z 1 Project Description — Exhibit A HOLLADAY January 25, 2011 PROPERTIES Building Solutions Since 1952 Oliver Plow Partners, L.P. proposes a Built -to -Suit facility for ABC Supply Company in South Bend, Indiana. The new facility will be used as a showroom and for general office and warehouse use by the Tenant. The site of the new building is approximately 4.4 acres and is located in the Oliver Plow Industrial Park on Chapin Street just north of Sample Street. The lease would have an initial term of 10 years and the legal Tenant will be ABC Supply Company, Incorporated. The shell building size is approximately 40,800 square feet and will be designed and built as a pre- engineered steel building with an 8' masonry block wainscot on the building's east and south faces. Please see the attached site plan which displays the building's orientation on the lot in question. The building will contain approximately 5,500 square feet of office and showroom space. The site will possess an outside area for storage of construction materials which matches the character of the businesses currently operating within the Oliver Industrial Park. Also, the building and surrounding site will be landscaped to meet code and match the character of its surrounding neighbors. The total project cost is anticipated to be approximately $1.75 million dollars. The developer anticipates that it will need to apply for a variance(s) during the project planning process. It is our hope that all variances have been identified and filed with the Board of Zoning Appeals (BZA), by February 8th, for public hearing during the March meeting of the BZA. We ask that the City of South Bend's Redevelopment Commission support our efforts to obtain the necessary variances after you have had a chance to review the content. Also, as a part of this agreement, Oliver Plow Partners, L.P., is requesting $200,000 in site improvements and related expenses from the South Bend Redevelopment Commission. ABC Supply Company is the nation's largest supplier of roofing materials to the construction industry. They are also among the largest suppliers of siding windows, and other exterior construction materials. ABC Supply is headquartered in Beloit, Wisconsin and has 350 locations nationwide and employs over 5,000 associates. They are also one of the 100 largest private companies with sales in excess of $3 billion. We are grateful for the opportunity to work with the City of South Bend on this project. We believe that this is a solid project that matches the character and intent of the existing surroundings. It appears that this project also accomplishes established redevelopment objectives and once again establishes a brownfield development site as a viable, operating property.
