This parcel, and several adjacent parcels were proposed for acquisition for one of the versions of the Erskine Plaza Pond project. When it was determined that we would reconstruct the ponds in place, a project currently underway, it was determined that there was still value in the acquisition of 748 Hawbaker related to the modified project plan. After months of intense and ultimately unsuccessful negotiations with the property owner, it has been determined that the needed infrastructure improvements can be accomplished without having to acquire the parcel. But because we will not be closing on the parcel, this professional service item will not be able to be included in the closing transaction and needs to be covered as a standalone Commission item. Staff request approval of the professional service reimbursement in the amount of $2,000.00. Staff appreciates the cooperation, coordination and consulting Mr. Davey provided related to this acquisition effort and requests the Commission's favorable approval of this request. It is amazing what 18 months of effort can do. I any event, please remit the X2,000.00 I had paid to Mrs. Bullard and her nephew. You wi11 recall they demanded non-refundable earnest money in exchange for allowing us a longer due diligence period when I had their property under contract. Our thinking at that time was we were to trade this property along with some neighboring properties to the City in exchange for the retention pond land. When the Redevelopment Commission elected not to proceed, I had to forfeit my $2,000.00 deposit. 'T'hanks for your assistance and let me lrnow if you have any questions.
