HomeMy WebLinkAbout6C(6) Approval of Michigan St. Shops Holiday Retail Programi!n C- C 0 J El El Michigan Street Shops Holiday Retail Program Background Over the past several years, Downtown South Bend Inc. (DTSB) has provided first class decorations, events, and activities that draw people downtown over the holidays. The final piece of the equation is to expand a robust core of thriving retailers in downtown. Business owners have expressed cautious interest in downtown, speaking favorably of the atmosphere. This program will give retailers a chance to "test- drive" spaces in downtown. The Proposal To offer established business operators a no -cost short -term lease from December 1, 2010 — January 2, 2011. This opportunity will be by invitation only, and extended by the Director of Downtown Business recruitment to targeted businesses who fit into the overall retail plan that is being developed for downtown. Stores selling the following goods will be approached: • Gifts • Home goods and accessories • Specialty food and /or wine • Arts and culture related items • Toys DTSB will promote the locations and hours of these new stores in conjunction with advertising and marketing of downtown holiday events and activities. These short -term tenants will agree to be open certain hours which will include daytime and evening hours on Fridays, Saturdays, and Sundays through the month of December (excluding Christmas day). Timeline: • We will allow the program participants access to the store - fronts in November, at a date to be determined, to set -up their stores. • Stores will complete set -up by December 1st and ready to open for business. • The stores will have their grand opening December 3 t in conjunction with the First Friday Holiday Open House. • We will also allow time in January for the stores to clear out of the spaces. We will consider proposals for a similar Valentines Day venture at this time, unless a long -term lease is signed for the space in question. The goal The goal is three -fold: 1. To support our current downtown retailers and restaurants by bringing in enough quality retailers to put downtown South Bend on the map as a retail destination for the holidays. 2. To take our current festive holiday atmosphere to the next level. 3. To help the long -term lease prospects of the spaces. Legal Program participants will sign a memo which stipulates the terms of the short -term Documentation lease and wherein which they agree to return the space to its original or an improved condition. Participants will also provide a Certificate of Liability Insurance. (See attached samples). This program is modeled on DTSB's own such agreement with the owner of the Jefferson building in 2007 when we held Santa House at 140 Michigan Street. Michigan St., South Bend, IN Request for usage as Santa's Workshop Since 2003 Downtown South Bend, Inc. has hosted Santa House during the month of December. This year's Santa's House will run from December 8 through December 24, 2007 Santa's House will be located at 100 S. Michigan St., near the South Bend Chocolate Cafe and the College Football Hall of Fame, just north of the 140 S. Michigan St. storefront you currently have listed. Would it be possible for DTSB to use the empty 140 S. Michigan St. property to host a Santa's Workshop throughout the month of December? The workshop has traditionally been open on the weekends. It houses the Ivy Tech gingerbread house display, a children's cookie /ornament decorating activity, a stop on the Trolley route, many other children's activities and most importantly a place for children and their families to escape inclement weather conditions while waiting to see Santa. It will also serve as DTSB's Santa's House headquarters, housing collateral materials and miscellaneous supplies. Would it also be possible to have access to electric, water and a restroom? We appreciate your assistance with this request and if you have or need more information please let me know.
