Subject: LaSalle Hotel — 237 N. Michigan

The LaSalle Hotel, located at 237 N. Michigan St. is need of repair to the roof.
The south -east corner of the roof is leaking and there is a need to repair loose membrane on the roof
as shown in the attached photo.
It is not clear exactly where the leak is coming from or how extensive it is. If the leak is not a major
problem, staff estimates the total cost of the repair will not exceed $5,500. Therefore, staff is
requesting approval to obtain quotes for the repair of LaSalle Hotel roof and not to exceed $6,000.
for the total cost of the work to be performed.

Re: Roof Repair at the Old LaSalle Hotel Building

SCOPE OF WORK: TO REPAIR THE BLACK RUBBER ROOF
MEMBRANE, AN APPROXIMATE AREA OF 10'X 64', WHICH HAS
BLOWN LOOSE FROM STORM DAMAGE.
1. Carry repair material up stairs to 9`h floor roof access door.
2. Replace missing pieces of wood fiber recovery board by attaching with screws & plates.
Pull back into place the existing rubber roof membrane. Install 6 "wide self adhering
reinforced securement strip down the middle of the 64'long open area.
4. Fully adhere the existing rubber roof membrane to the existing wood fiber recovery board.
5. Install screws and plates through the seams of rubber membrane of the area repaired.
6. Install over screws & plates through the seam, a 9 "wide rubber cover strip to
seal -off the new fasteners installed.
7. Carry all trash and debris, created by this repair, down the stairs and dispose off site.
The cost of the above described work is $ 2,500.00, which includes all labor, material, safety
equipment, trash disposal, and insurance required for this project. This proposal is good for
30 days and is subject to review thereafter.
SCOPE OF WORK #2: LEAK INVESTIGATION AND REPAIR FOR LEAK
NEAR THE SOUTHWEST CORNER OF ELEVATOR EQUIPMENT ROOM
PENTHOUSE
1. Investigate leak reported showing up inside the building near the southwest corner of
elevator equipment room penthouse. Systematically start at the penthouse roof and
southwest corner looking for the cause of the leak. From the southwest corner of penthouse
work our way both south and east checking roof membrane for loose flashings, loose
terminations, and possible holes or punctures that could be hidden in the membrane surface.
Since this process of elimination could take some time, I would suggest that we bill this
work on a Time and Material used, basis with a Not to Exceed Bud et Fi ure of $3,000.00.
The $ 3,000.00 is a cap number only. You would only be billed for the man hours and
material required to find & fix the leak. This way CBRE could monitor our progress as we
go through the process. I often suggest this approach when there is not any obvious defect
or damage that is visible upon my initial inspection.
TIME & MATERIAL WITH A NOT TO EXCEED COST OF $ 3,000.00.
