ADG was involved in the original design of the building, and staff feels they are the natural choice for any redesign that may be needed for potential future users. Anticipated consulting services are included as bullet points in the attached proposal. Main items ADG would provide are identifying the building's strengths /weaknesses for its reuse; as potential uses are identified, assessing what would need to be done to accommodate them; suggest possible reuses, etc. Staff requests approval of this proposal in a not to exceed amount of $50,000. What We Do Today Makes A Difference! ~1~-~ May 25, 2010 Mr. Jeff Gibney, Director Community 8 Economic Development County-City Building South Bend, IN 46601-1830 Re: Hall of Fame Building Dear Jeff: This letter is to formalize the terms on which Architecture Design Group, Inc. will provide design and consulting services toward the adaptive reuse of the College Football Hall of Fame Building in downtown South Bend. SCOPE OF WORK The scope of work is not pre-determined. The scope and exact nature of the work will be dependent upon what work will be necessary to determine the feasibility of fitting particular tenants into the existing building and other needs as determined by the City. It is anticipated that the consulting work will include some or all of the following: ^ Determine the structural capacities and other physical constraints of the existing building. ^ Assess the building's potential for reuse for specific users who are identified by the City, including the feasibility of strategic additions or modifications to the existing building. ^ When appropriate, meet with city representatives and potential users to discuss ideas and review concepts for specific occupancies. ^ Estimate the construction costs of renovating or modifying the building for a new user. ^ Assess the surrounding physical context of the building and suggest future development ideas /strategies that wou-d compliment the building's new use. ^ Make exterior renderings of the building and plaza to help the tenants and the community visualize the concept and generate enthusiasm for the project. 5/25/10 Hall of Fame proposal p.2 FEE We propose to perform the work on an hourly rate basis. The cost of the services is not to exceed $50,000. Hourly rates will be billed as follows: Principal Architect $135.00 / hr. Principal Engineer $135.00 / hr. Architect $115.00 / hr. Engineer $115.00 / hr. Architectural Designer $ 95.00 / hr. Engineering Designer $ 95.00 / hr. Clerical $ 35.00 / hr. REIMBURSABLE EXPENSES The cost of reproduction of presentation materials or other customary reimbursable expenses will be billed at their cost to the city.
