Dear Dave,
As per your request, please find our proposal for limited scope architectural and engineering design
consultation for the Lafayette Building located at 115 So Lafayette Blvd., South Bend., IN 46601.
I. General:
This study entails providing limited scope architectural and/or engineering consultation for roof
repairs to the Lafayette Building at 115 South Lafayette Street, South Bend, Indiana. The repair
will provide a new roof for the building in order to secure the envelope and stabilize the structure
for potential development at a future date. This long term plan is future development of this
presently vacant building as office or another compatible use.
li. Scope of Consultation Services:
1. Scope: The Architect and Engineer will provide limited scope architectural & engineering
consultation as follows:
a. Provide review and comment on the Roofing Contract and scope of work for the Project,
submitted by Slatile.
b. Be on call to perform site visits to observe field conditions and offers recommendations for
repair as necessary,
c. The building is a candidate for Preservation Tax Credits through 20% HTC through the
National Park Service. Offer recommendations that are consistent with Interior Secretary
Standards for Rehabilitation that would retain a path to secure HTCs for future development.
d. If structural engineering is required, recommend the. Structural Engineer (Frost) review the
conditions and offer engineering support for more involved problems.
e. We understand that the specific issue is water deterioration related to the wood joist and deck
deterioration at the top of the building. There may be some additional issues uncovered once
the existing failed roof is removed and exposed for observation.

D. Reimbursables:
1. The Architect will bill reimbursable costs to the Owner without a mark-up. Reimbursable
expenses entail travel mileage, long distance calls, reproduction costs, photographic
documentation, mailing, delivery, and handling of documents or other similar expenses
incurred by the Architect in the interest of the Project. Reimbursable expenses are
anticipated at no more than $200.00.
V. OTHER ITEMS
1. OWNER PROVIDED ITEMS:
a. The Governmental Agency will provide access to the building in order to perform the
walkthrough and provide recommendations.
2. WORK SCOPE QUALIFICATIONS:
The following are not included in the scope of this proposal but can be provided as an additional
service.
a. Site rezoning and/or variances are not included in this proposal.
b. Schematic Design (SD), Design Development DD, Construction Documents (CD), Bidding (B)
and Construction Administrative (CA) services are not included in this proposal.

c. Development of mechanical/electricaldesign are not included in this proposal.
d. Changes to the scope of the program requested by the Owner after the Study has begun,
requiring additional time on behalf of the Architect
e. Site storm water and sewer design is root included in this proposal.
3. PAYMENTTERMS:
11. Payments are due and payable 45 days from the date of the Architect's invoice.
2. If the Owner/Architect shall violate or breach the terms or conditions of this contract the
negligent party shall pay costs, and expenses up to the amount of the architectural fees in this
contract including attorney fees incurred by the Owner/Architect lin connection with its
exercising its rights or remedies it may have under this agreement because of such violation
or breach. Kil Architecture consents to the exclusive jurisdiction of the St. Joseph Circuit or
Superior Court for this contract.
3. If this letter proposal properly sets forth the scope of the architectural planning and
engineering services, please countersign below and we can begin work on your project.
