The items in this addendum are to become a part of the original documents as if included therein. Only the noted items are affected, and the remainder of the original contract documents is to remain in its entirety. This addendum modifies the contract documents as follows: PART 1: CLARIFICATIONS 1.01 There is an intermediate completion date of April 14, 2017 for work required to be completed for installation of roof (roof work is part of separate contract). These areas are marked on Sheet 2, Detail 3 Roof Plan. The included area is revised to also include the south-east corner / east gable area rebuild section; see Sheet 3, Detail 2 East Elevation. Also to be included within the intermediate completion time is the removal and storing on site of all stone copings at east upper - level portion of building. 1.02 Liquidated damages shall apply to both the intermediate completion date and the final completion date. 1.03 Provide separate line item within the Contractor's Bid for tenting and heating. Unit shall be Days and Quantity shall be 14. If more days are required, the established unit price shall be used as a baseline. This line item is to be included within the total Base Bid. During construction, this item shall be used only after receiving written approval by the Owner. The Owner's Inspector shall verify installation and total use of Item before payment is provided. 1.04 Contractors may use acidic cleaners as necessary to remove mortar from fagade at restoration areas. Test an inconspicuous area first to ensure no negative effects on brick. 1.05 Grey shaded area on Sheet 4, Detail 1 North Elevation below the barrel roof area should be rebuilt. Newman Center. Masonry Repair / Addendum 01 Project No. 116-132 January 5, 2017 Page I 1 1.06 Chimney will require restoration work and complete cleaning, and all associated costs shall be included in the Base Bid. Chimney will not require 100% re -pointing; re -point only where required. 1.07 Contractors shall make a reasonable effort to remove all plant material from the building fagade without damaging existing veneer. It is understood that 100% removal of all plant debris may not be feasible. 1.08 Contractors shall remove all existing caulk from brick head & bedjoints, even where not specifically shown on drawings, and re -point as necessary. This condition is most prevalent at and around window heads. 1.09 Contractors shall have within their Base Bid a cost to cover the following minimums: A. Brick Re -pointing: 1,750 sq.ft. B. Replacing spalled bricks: 750 bricks 1.10 Provide Alternate No. 1 cost for cleaning and removing paint from all exposed vertical concrete building walls. The 4'-0" tall half -wall at current gas meter assembly near the existing garage door is excluded from this alternate. 1.11 Provide Alternate No. 2 Cost for infilling existing window & door openings with brick to match existing building; and cutting openings and installing lintels for new windows as shown on the revised Drawings. Cost will include infilling five (5) total windows (130 sq.ft.) and two (2) doors (85 sq.ft.) Cost shall include removing any steel lintels, soldier bricks, and sills. New openings will require (3) steel angle lintels each and soldier course header. PART 2: SPECIAL PROVISIONS 2.01 Add the following sub -items to Special Provisions Section XXI - Description of Work, Part B - Additions: 4. Alternate No. 1 covers the cleaning and removing paint from exposed vertical concrete walls around the building perimeter. 5. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 01 Specification Sections, apply to this Section. 1.2 SUMMARY A. Section includes 1. Cleaning all vertical cast in place concrete walls at building exterior perimeter 2. Removing paint from concrete at surfaces. 1.3 DEFINITIONS A. Low -Pressure Spray: 100 to 400 psi; 4 to 6 gpm. B. Medium -Pressure Spray: 400 to 800 psi; 4 to 6 gpm. C. High -Pressure Spray: 800 to 1200 psi; 4 to 6 gpm. 1.4 SEQUENCING AND SCHEDULING A. Work Sequence 1. Remove plant growth 2. Inspect for open cracks. Where repairs are required, delay further cleaning work until after repairs are completed, cured and dried, to prevent the intrusion of water and other cleaning materials into the wall. 3. Water -Spray Application Method: Unless otherwise indicated, hold spray nozzle at least 6 inches from concrete surface and apply water in horizontal back -and -forth sweeping motion, overlapping previous strokes to produce uniform coverage.. G. Cleaner Application Methods: Apply cleaners to concrete surfaces according to cleaner manufacturer's written instructions. Do not spray -apply at pressures exceeding 50 psi. Do not allow cleaner to remain on surface for periods longer than those indicated or recommended in writing by manufacturer. H. Rinse off residue and soil by working upward from bottom to top of each treated area at each stage or scaffold setting. Periodically during each rinse, test pH of rinse water running off of cleaned area to determine that cleaner is completely removed. After cleaning is complete, remove protection no longer required. Remove any tape and adhesive marks. 3.4 PRELIMINARY CLEANING A. Removing Plant Growth: Completely remove visible vine and shrub growth and moss from concrete surfaces. Remove plants, creepers, and vegetation by cutting at roots and allow remaining growth to dry as long as possible before removal. Remove loose soil and plant debris from open joints to whatever depth they occur. B. Preliminary Cleaning: Before beginning general cleaning, remove extraneous substances that are resistant to planned cleaning methods. Extraneous substances include paint, calking, asphalt, and tar. Apply cold water by intermittent spraying to keep surface moist. 2. Use perforated hoses or other means that apply a fine water mist to entire surface being cleaned. 3. Apply water in cycles of five minutes on and twenty minutes off. 4. Continue spraying until surface encrustation has softened enough to permit its removal by water wash, as indicated by cleaning tests for 72 hours. 5. Remove soil and softened surface encrustation from surface with cold water. B. Concrete Surface Cleaner: 1. Wet surface with cold or hot water applied by low-pressure spray. 2. Apply diluted cleaning solution to the concrete surface using a brush or low pressure spray. 3. Let the cleaner stay on the surface for 1-10 minutes based on testing. Gently scrub heavily soiled areas. 4. Working from bottom to top, rinse the surface thoroughly with clean water. The best combination of rinsing pressure and water volume is provided by washing equipment generating 400-1000 psi with water flow rate of 6-8 gallons per minute delivered through a 15- 45 degree fan spray tip. 5. Repeat steps as necessary. 6. Do not let cleaning solution dry on the surface. If drying occurs, lightly wet surfaces with fresh water and reapply the cleaner in a gentle scrubbing manner. C. Mold, Mildew, and Algae Removal: Wet surface with cold or hot water applied by low-pressure spray. 2. Apply mold, mildew, and algae remover by brush. 3. Scrub surface with medium -soft brushes until mold, mildew, and algae are thoroughly dislodged and can be removed by rinsing. Use small brushes for mortarjoints and crevices. Dip brush in mold, mildew, and algae remover often to ensure that adequate fresh cleaner is used and that surface remains wet. 4.
