INDIANA 46601-1830 CITY OF SOUTH BEND PETE BUTTIGIEG, MAYOR BOARD OF PUBLIC WORKS September 27, 2016 Mr. Francisco Ortiz 429 Walnut Street South Bend, IN 46619 PHONE 574/235-9251 FAX 574/235-9171 RE: Alley Vacation — First Alley South of Western, West of Walnut to First North/South Alley (Preliminary Review) Dear Mr. Ortiz: The Board of Public Works, at its September 27, 2016, meeting, reviewed comments by the Engineering Division, Area Plan Commission, Community Investment, Fire Department, Police Department, and the Solid Waste Division. The following comments and recommendations were submitted: Area Plan stated that the vacation would not hinder the growth or orderly development of the unit or neighborhood in which it is located or to which it is contiguous. The vacation would not make access to the lands of the aggrieved person by means of public way difficult or inconvenient. The vacation would not hinder the public's access to a church, school or other public building or place. The vacation would not hinder the use of a public right of way by the neighborhood in which it is located or to which it is contiguous. Zoning advises rezoning may be needed; Engineering gave a favorable recommendation subject to securing and stabilizing a narrow chamfer of property to allow a turning radius at the intersection of the two alleys. Therefore, the Board of Public Works submitted a favorable recommendation for the vacation of this alley subject to securing and stabilizing a chamfer on the northwest or southwest comer of the alley intersections. Engineering will provide, upon request, a dimensional drawing of the chamfer. Please contact Donna Hanson at (574) 235-9254 prior to picking up your radius map You will need a radius map showing properties within 150' of the proposed vacation for your petition to the Common Council. Once you pickup the radius map, proceed to the City Clerk's office for your alley vacation packet. The vacation of this alley will leave a tight T-intersection. Engineering recommends that the applicant: 1) Secure a narrow chamfer of property for the city as either an easement or Right -of -Way so vehicles can turn on/off the E/W segment. This chamfer could be on the Northwest or Southwest corners. 2) Stabilize the chamfer that has obtained per City standards. -Matt ct01t III yF ' Matt Longfellow Permits Inspector Department of Public Works .2 Division of Engineering (574) 235-5929 ISO mlongfel@southbendin.gov Cityof South Bend 227 W.
