South Bend Redevelopment Commission
Regular Meeting -September 18, 2009
6. NEW BUSINESS (CONT.)
B. South Bend Central Development Area
(1) continued...
Mr. Varner said he did not believe he has
seen the budget for Coveleski Park and asked
that it be supplied to him. Mr. Inks said he
would get a copy to Mr. Varner.
Upon a motion by Ms. King, seconded by
Mr. Varner and unanimously carried, the
Commission approved the First Amendment
to Addendum Agreement and Letter
Agreement between HOK Sport and the City
of South Bend.
(2) Listing Agreement with CB Richard Ellis
for SBCDA properties. (Colfax & Hill and
LaSalle Hotel.
Mr. Kain noted that in an effort to be more
aggressive in pushing city owned properties
for development, there is a draft agreement
with CB Richard Ellis for two properties:
one at the northwest corner of Colfax and
Hill Streets and the other the LaSalle Hotel.
Mr. Kain pointed out some changes that were
made to the agreement since the draft was
provided to Commissioners. One change
was that staff has negotiated a 9%
commission instead of 10% when a co-
broker is involved. Also, language was
added to D.S. stating that a valid offer for
purposes of qualifying for a commission
must conform to Design Guidelines
established by the Redevelopment
Commission. The number of time allowed to
finalize a sale was changed from 90 days to
180 days, given the economic climate. Also,
language was added back in that the
COMMISSION APPROVED THE FIRST
AMENDMENT TO ADDENDUM AGREEMENT AND
LETTER AGREEMENT BETWEEN HOK SPORT
AND THE CITY OF SOUTH BEND
10
