Broden <br />Other Council Present: Tim Scott, Karen White, Dr. David Varner <br />Others Present: Kathleen Cekanski - Farrand, Adriana Rodriguez, <br />Kareemah Fowler, Jennifer Coffman, Ayoka Paek <br />Agenda: Bill No. 16 -38 — Special Exception for property at <br />2926 -3302 West Sample <br />Committee Vice Chair Voorde called the meeting of the Zoning and Annexation Committee to <br />order at 3:31 p.m. with one (1) item on the agenda. Committee Chair Davis is not present yet, <br />but because Committeemember Gavin Ferlic and Committeemember Jo Broden are present, <br />there is a quorum. <br />Bill No. 16 -38 — Special Exception for property at 2926 -3302 West Sample <br />Ayoka Paek, Building Department at 125 S. Lafayette, explained the special exception <br />application for temporary storage of vehicles, over fifty (50) percent coverage of outdoor storage <br />of the property, and also wrecker service for the property at Sample Street. It comes with a <br />favorable recommendation from the Board of Zoning Appeals. They also had variances that <br />were all approved for landscaping and set back requirements. <br />Brian McMorrow with Abonmarche Consultants, on behalf of the petitioners, Insurance Auto <br />Auctions and Sample Street Associates, the tenant and owner respectively. <br />After meeting with the Area Plan staff, we set the fence back sixty -five (65) feet from the right <br />of way line, then we are going to restore what is now broken asphalt on the street side of the <br />fence with landscaping. The valance of the property will be more or less as is, to temporarily <br />store motor vehicles for their auction business, which is over on Route Two (2). <br />Committeemember Broden asked what is the utilization of wrecker service. <br />Mr. McMorrow explained that sometimes vehicles are brought in on a tow truck or a flat bed, <br />and the Code requires a special exception for that kind of use in this zone, so we have sought the <br />approval for that as well. <br />Committee Chair Oliver Davis arrived at 3:34 p.m. <br />455 County -City Building • 227 W.
