(JA <br />ORDINANCE NO. <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE FOR PROPERTY LOCATED AT 101 <br />NORTH KENMORE STREET, COUNCILMANIC DISTRICT 2 IN THE CITY OF SOUTH BEND, <br />INDIANA <br />STATEMENT OF PURPOSE AND INTENT <br />THE CURRENT ZONING CLASSIFICATION IS SF -2; AND IS CHANGED BY THIS <br />ORDINANCE TO PLANNED UNIT DEVELOPMENT (PUD). THE PURPOSE OF THE NEW <br />ZONING TO PUD IS TO ALLOW MULTI- FAMILY HOUSING IN MULTIPLE ONE -STORY <br />BUILDINGS, WITH REAR YARD SETBACKS RELAXED FROM THE REQUIREMENTS OF <br />MF -1 ZONING BECAUSE OF THE DENSITY OF THE PROJECT, AND TO ALLOW A <br />REDUCTION IN THE PARKING (FROM 2 PER UNIT TO 0.75 PER UNIT) <br />NOW THEREFORE BE IT ORDAINED by the Common Council of the City of South Bend, <br />Indiana as follows: <br />SECTION 1. Ordinance No. 9495 -04, is amended, which ordinance is commonly known as the Zoning <br />Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning <br />classification of the following described real estate in the City of South Bend, St. Joseph County, State of <br />Indiana: <br />LOTS NUMBERED ONE THOUSAND SIXTY -FIVE (1065), AND ONE THOUSAND SIXTY -FOUR <br />(1064) AS SHOWN ON THE RECORDED PLAT OF LASALLE PARK, AN ADDITION TO THE <br />CITY OF SOUTH BEND, RECORDED IN THE OFFICE OF THE RECORDER OF ST. JOSEPH <br />COUNTY, INDIANA, TOGETHER WITH THE VACATED ALLEY LYING BETWEEN SAID <br />LOTS NUMBERED 1064 AND 1065, AND THAT PORTION OF VACATED COLFAX STREET <br />LYING NORTH AND ADJACENT TO LOT 1064 <br />be and the same is hereby established as PLANNED UNIT DEVELOPMENT (PUD) <br />SECTION II.
