Jefferson Blvd, Ste 1200 <br />South Bend, Indiana 46601 <br />LIMITED WARRANTY DEED <br />THIS INDENTURE WITNESSETH, THAT Key S.B., L.L.C., a Michigan limited liability <br />company of Kalamazoo County, in the State of Michigan, <br />CONVEY(S) AND WARRANT(S) TO THE CITY OF SOUTH BEND, STATE OF INDIANA <br />for the use and benefit of its department of redevelopment, located at 227 W. Jefferson <br />Boulevard, South Bend, Indiana 46601, for and in consideration of one dollar ($1.00) and other <br />good and valuable consideration, the receipt whereof is hereby acknowledged, the following <br />described real estate in St. Joseph County, Indiana, to-wit: <br />Exhibit A attached hereto and incorporated herein by reference <br />SUBJECT ONLY to the permitted encumbrances set for in Exhibit B attached hereto and <br />incorporated herein by.reference. Other than the foregoing, Grantor hereby conveys the above- <br />described real estate free and clear of all leases, licenses, or other interests, both legal and <br />equitable, and all encumbrances of any kind or character. <br />Grantor(s) herein agree(s) to pay all real estate taxes and assessments levied or assessed against <br />the above-designated real estate prior to the date of this deed. <br />This document shall constitute a conveyance of the above-described real estate in fee simple and <br />not merely for right-of-way purposes, and no reversionary rights whatsoever are intended to <br />remain in the Grantor. <br />Grantor certifies under oath that no Indiana Gross Income Tax is due or payable in respect to the <br />transfer made by this deed. <br />Page 1 of 2 <br />• <br />
