a 2 STAFF REPORT Initiated by the Area Plan Commission 1780-97 Location: the northwest corner of Ireland and Ironwood Roads, and on the east side of Ironwood Road between Ireland Road and the St. Joseph Valley Parkway City of South Bend July 7, 1997 -- ~ REQUESTED ACTION: This is an Area Plan Commission initiated petition to rezone from "A" Residential, "A" Height and Area to "C-1" Commercial, "E" Height and Area; "C" Commercial, "C" Height and Area and "O" Office to allow appropriate zoning for properties annexed into the City of South Bend: EXISTING LAND USE: The properties contain a service station, a credit union and offices. URROUNDING LAND USE AND ZONING: Located to the north are commercial properties zoned "C" Commercial, "A" Height and Area and vacant land zoned "A" Residential, "A" Height and Area and "R" Residential in the County; to the east and south are single family homes zoned "R" Residential in the County; and to the west are commercial properties zoned "C" Commercial, "C" Height and Area and single family homes and churches zoned "A" Residential, "A" Height and Area. ACCESS: Access is from Ireland and Ironwood Roads. WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available. DRAINAGE: SITE DATA: I The total area to be rezoned is approximately 4 acres. ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no public wells, wetlands, flood or environmental hazard areas are present. SITE PLAN: A site plan is not required for rezonings initiated by the Area Plan Commission. AGENCY COMMENTS: PRELIMINARY STAFF RECOMMENDATION: Based on information available prior to the public hearing, the Staff recommends that this petition be sent to the Common Council with a favorable recommendation. This petition would appropriately rezone properties recently annexed into the City of South Bend.
