<br />a 2 <br />STAFF REPORT <br />Initiated by the Area Plan Commission 1780-97 <br />Location: the northwest corner of <br />Ireland and Ironwood Roads, and on the <br />east side of Ironwood Road between <br />Ireland Road and the St. Joseph Valley <br />Parkway <br />City of South Bend <br />July 7, 1997 <br />-- ~ <br />REQUESTED ACTION: This is an Area Plan Commission initiated <br />petition to rezone from "A" Residential, "A" <br />Height and Area to "C-1" Commercial, "E" <br />Height and Area; "C" Commercial, "C" Height <br />and Area and "O" Office to allow appropriate <br />zoning for properties annexed into the City of <br />South Bend: <br />EXISTING LAND USE: The properties contain a service station, a <br />credit union and offices. <br />URROUNDING LAND USE AND ZONING: Located to the north are commercial properties <br /> zoned "C" Commercial, "A" Height and Area and <br /> vacant land zoned "A" Residential, "A" Height <br /> and Area and "R" Residential in the County; to <br /> the east and south are single family homes <br /> zoned "R" Residential in the County; and to <br /> the west are commercial properties zoned "C" <br /> Commercial, "C" Height and Area and single <br /> family homes and churches zoned "A" <br /> Residential, "A" Height and Area. <br />ACCESS: Access is from Ireland and Ironwood Roads. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available. <br />DRAINAGE: <br />SITE DATA: I The total area to be rezoned is approximately <br /> 4 acres. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, wetlands, flood or environmental <br />hazard areas are present. <br />SITE PLAN: A site plan is not required for rezonings <br />initiated by the Area Plan Commission. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the Staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation. This petition would <br />appropriately rezone properties recently <br />annexed into the City of South Bend. <br />
