~i <br />STAFF REPORT October 10, 1997 <br />Initiated by the Area Plan Commission 1798-97 <br />Location: the east side of Olive Road <br />between the Toll Road and Old Cleveland <br />Road <br />City of South Bend <br />REQUESTED ACTION: This is an Area Plan Commission initiated <br />petition to rezone from "A" Residential, "A" <br />Height and Area to "D" Light Industrial, "A" <br />Height and Area to allow appropriate zoning <br />classification for properties annexed into the <br />City of South Bend. <br />EXISTING LAND USE: The property contains single family homes, <br />vacant land and an industrial business. <br />SURROUNDING LAND USE AND ZONING: Located to the north are industrial uses and <br />vacant land zoned °D" Light Industrial, "A" <br />Height and Area, and "R" Residential; to the <br />east is vacant land zoned "D" Light <br />Industrial, "A" Height and Area and "A" <br />Agricultural; to the south are single family <br />homes and vacant land zoned "A" Agricultural <br />and "M" Manufacturing and to the west are <br />single family homes zoned "A" Agricultural and <br />vacant land zoned "R" Residential. <br />ACCESS: Access to the site is from Olive Road and Old <br />Cleveland Road. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: <br />SITE DATA: The total site to be rezoned is 40.15 acres. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, flood or environmental hazards <br />are present. A wetland is present on the <br />site. <br />SITE PLAN: A site plan is not required for rezonings <br />initiated by the Area Plan Commission. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the Staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation. This petition would <br />appropriately rezone property annexed into the <br />City of South Bend. It is the Staff's opinion <br />that this rezoning is a logical extension of <br />the "D" Light Industrial zoning to the east. <br />
