The plan for the economic development and redevelopment of the Studebaker <br />. Corridor sub-area remains relatively unchanged regardless of the expansion and merger <br />with the former Sample-Ewing Area. The main strengths and weaknesses of the area <br />have not been altered significantly in the first several years of implementing the economic <br />development and redevelopment plan. <br />A key to our success in the Studebaker Corridor sub-area is the retention of all <br />existing viable businesses that are compatible with the proposed economic development <br />and redevelopment plan. Light industrial, construction contractors, general business <br />services, warehouse/distribution uses, retail, service commercial, consumer and producer <br />services, office and related uses are priority retention candidates. In our effort to retain <br />existing, compatible businesses and to attract the same, the city must continue to <br />assemble developable sites for business in-fill purposes. <br />STUDEBAKER CORRIDOR <br />SUB-AREA GOALS <br />• Continue acquisition, relocation and clearance within the industrial fringe <br />area in order to create development sites for new, private investment. <br />• Eliminate incompatible land uses within the sub-area by selective <br />acquisition and clearance of properties. <br />• • Continue acquisition of older, deteriorated multi-story industrial buildings <br />north of Sample Street. <br />~ Acquire older, deteriorated, underutilized manufacturing buildings south <br />of Sample Street particularly the former Studebaker Foundry on Prairie <br />Avenue and the South Bend Foundry between Franklin Street and <br />Lafayette Street. <br />• Protect and enhance the physical environment for the businesses along <br />Michigan, Main, Lafayette and Franklin Streets through limited streetscape <br />improvements, including new sidewalks, curbs, landscaping, lighting and <br />street paving. <br />• Encourage a strong business association such as the South Gateway <br />Improvement Association <br />• Establish and maintain an attractive inner-city light industrial area in the <br />Industrial Fringe Area that will complement the commercial area on <br />Michigan and Main Streets. <br />• <br />
