• .. <br />STAFF REPORT February 9, 1998 <br />Initiated by the Area Plan Commission 1818-97 <br />Location: 210, 220, 310 and 316 Narth <br />Ironwood Drive <br />City of South Bend <br />REQUESTED ACTION: This is an Area Plan Commission initiated <br />petition to rezone from "B" Residential, "A" <br />Height and Area; to "PHC" Professional/Health <br />Care to allow permitted uses in the "PHC" <br />Professional/Health Care District. <br />EXISTING LAND USE: The property contains offices and a clinic. <br />SURROUNDING LAND USE AND ZONING: Located to the north are commercial businesses <br />zoned "C" Commercial, "A" Height and Area;. to <br />the east are single family homes zoned "A" <br />Residential, "A" Height and Area; to the south <br />are single family homes and a church zoned "A" <br />Residential, "A" Height and Area; and to the <br />west are single family homes zoned "A" <br />Residential, "A" Height and Area and gas <br />station zoned "C" Commercial, "D" Height and <br />Area. <br />ACCESS: Access to the site is from Ironwood Road and <br />Colfax Avenue. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: <br />SITE DATA: The total site to be rezoned is 2.1 acres. <br />ENVIRONMENTAL, DATA: A check of the Agency's maps indicates that no <br />public wells, wetlands, flood or environmental <br />hazard areas are present. <br />SITE PLAN: ~ A site plan is not required for rezonings <br />initiated by the Area Plan Commission. <br />AGENCY COMMENTS: There have been several rezonings to "B" <br />Residential on these properties in the past to <br />allow offices and a clinic. <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on the information available prior to <br />the public hearing, the Staff recommends that <br />this petition be sent to the Common Council <br />with a favorable recommendation, subject to <br />existing approved Final Site Plans. This <br />petition would rezone office properties which <br />are legal nonconforming uses in the "B" <br />Residential District, to the "PHC" <br />Professional/Health Care District. "PHC" <br />zoning will make offices in the petition area <br />permitted uses, which would allow them to be <br />rebuilt if destroyed, or expanded. <br />
