Sample Street. Improvements requested associated with this site, is to demolish the <br />block building west of Ivy Tech's current building along Sample, which houses one of <br />the apprentice programs. This building is in poor condition, and needs to be <br />demolished. <br />The Barbershop, at 222 E. Sample, is about 4,000 square feet, and will provide much <br />needed storage space. Most storage areas in the main Ivy Tech building has been <br />converted to classrooms or offices. It is requested that the structure in front of the <br />brick building be demolished. <br />New Hope Missionary Church, at 313 Ohio Street, would be demolished for additional <br />parking that is needed for the classrooms along Sample. <br />Ivy Tech also requests improvements to its current building on Sample, which is in <br />desperate need of a new fagade. <br />Estimated redevelopment cost for Area 1 is $1.71 million. There could be additional <br />costs for the relocation of any on going business remaining in these buildings. <br />Estimated redevelopment costs for this area include acquisition, demolition, fagade <br />improvements, appraisals, surveys, title work, environmental reports, etc. <br />Area 2 (Ignition Park -Main Campus) <br />The Airgas property, at 914 S Lafayette, is just south of Hamilton Towing on the east <br />side of Lafayette. It is a pressurized tank filling facility which is scheduled to close the <br />end of August. These parcels, along with the Hamilton parcels on this same side of <br />Sample, would make this area large enough for a developable site, and would further <br />clear this area on the fringe of Ignition Park. <br />Airgas has indicated they may be interested in selling this site to the City once they <br />have ceased operations there. <br />Estimated redevelopment cost for Area 2 is $285,000. <br />Estimated redevelopment costs for this area include acquisition, demolition, <br />appraisals, surveys, title work, environmental reports, etc. <br />Area 3 (Ignition Park -South Expansion) <br />The entire area north of Indiana Avenue, between Franklin on the east and Prairie on <br />the west, was identified as weak residential in the 1995 Rum Village Neighborhood <br />Action Plan, and as far back as 1971, as the logical southern boundary of the <br />Studebaker Corridor redevelopment area. This area is plagued by vacant lots, empty <br />housing, substandard commercial buildings, and rental houses. To begin the process <br />of cleaning this area up, the first step would be to add the properties between Franklin <br />and Taylor Streets to the acquisition list.
