<br />STAFF REPORT April 13, 1998 <br />APC Initiated 1841-98 <br />Location: the northeast corner of the <br />St. Joseph Valley Parkway and Brick Road <br />City of South Bend <br />REQUESTED ACTION: This is an Area Plan Commission initiated <br />petition to rezone from "D" Light Industrial, <br />"A" Height and Area to "IP" Industrial Park to <br />allow Industrial Park uses. <br />EXISTING LAND USE: The property contains vacant land. <br />SURROUNDING LAND USE AND ZONING: Located to the north is vacant land zoned "R" <br />Residential in the County; to the east is <br />vacant land zoned "D" Light Industrial, "A" <br />Height and Area; to the south are truck <br />terminals vacant land zoned "D" Light <br />Industrial, "A" Height and Area; and to the <br />west is the St. Joseph Valley Parkway. <br />ACCESS: Access to the site will be from Ameritech <br />Drive. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer will be extended to the site <br />in the near future. <br />DRAINAGE: <br />SITE DATA: The total site to be~rezoned is approximately <br />50 acres. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, wetlands, flood or environmental <br />hazard areas are present. <br />SITE PLAN: A site plan is not required for rezonings <br />initiated by the Area Plan Commission. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on the information available prior to <br />the public hearing, the Staff recommends that <br />this petition be sent to the Common Council <br />with a favorable recommendation. The purpose <br />of the "IP" Industrial Park District is to <br />provide a zoning classification that will more <br />closely match the development standards of the <br />Blackthorn Development Area and provide a <br />greater level of protection for the investment <br />already in place. It is the Staff's opinion <br />that this rezoning is in conformance with <br />these goals. <br />
