<br />STAFF REPORT <br />Bernice Billinaslev 1883-98 <br />Location: the southwest corner of Linden <br />and Sheridan Streets <br />City of South Bend <br />October 9, 1998 <br />REQUESTED ACTION: The petitioner is requesting a zone change <br />from "C-1" Commercial, "D" Height and Area to <br />"A" Residential, "A" Height and Area to allow <br />a single-family residence. <br />EXISTING LAND USE: The property is currently vacant. <br />SURROUNDING LAND USE AND ZONING: Located to the north are businesses zoned "E" <br />Heavy Industrial, "F" Height and Area; to the <br />east are single family homes zoned "C-1" <br />Commercial "D" Height and Area and "A" <br />Residential "A" Height and Area; and to the <br />south and west are single family homes zoned <br />"A" Residential "A" Height and Area. <br />ACCESS: Access to the site is from Linden and Sheridan <br />Avenues. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: The drainage has not been addressed by the <br />petitioner. <br />SITE DATA: The total site to be rezoned is approximately <br />13,600 square feet. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, floodzones, wetlands, or <br />environmental hazard areas are present. <br />SITE PLAN: A site plan is not required for rezonings to <br />"A" residential. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation. Nearly every <br />property south of Linden in this area is zoned <br />"A" Residential. This site and the property <br />across the street were zoned "C-1" Commercial, <br />but have never been used as such. Rezoning of <br />this property will allow it to be developed <br />residentially, and will help to protect the <br />surrounding neighborhood. <br />
