The Ontario is the second building planned for the Portage <br />Prairie project. Like its predecessor, the Huron, the Ontario Building is amulti-tenant, light industrial facility <br />that is being marketed on a speculative basis. Due to the speculative nature of this building it is difficult to <br />provide some of the employment and construction information required on the application. <br />The Huron was also built and marketed on a speculative basis and is currently occupied by two strong tenants <br />with approximately 60 - 80 employees working in the building. We would not have captured either of the <br />existing tenants without having the space available, or tax abatement on the building. That is the same conflict <br />that we face with the Ontario Building. fn order to attract tenants who have a short timeline for occupancy we <br />need to have the ability to obtain a construction permit and move as quickly as possible, but we also need to <br />have an assurance of tax abatement in place before they will commit to the building and the area. <br />In addition to this letter and our application I have included the building elevations, a floor plan, and a <br />marketing flyer for the Ontario Building. As you can see, in our own effort to reduce the lead time for <br />construction we have begun the design and engineering on the property.
