(Jade Crossing -Section I, Lot # 77) <br />Dear Council Member Rouse: <br />Please find attached the Department of Community & Economic Development's report on a residential <br />real property tax abatement petition submitted by Cleland Builders, Incorporated. Also attached is a <br />copy of the petition, Statement of Benefits form, and supporting information. <br />Please note that the Petitioner, Cleland Builders, has already constructed a house on Lot # 77. <br />The house was used as a model home and sales office by the Petitioner. The Petitioner is applying <br />for a waiver of the building permit precondition and a tax abatement for Lot # 77. <br />The report contains the Department's findings relative to the above petition. The house cost $137,000. <br />The lot is one of the last remaining parcels in Section I of the development. The lot was included in a <br />prior tax abatement; however, the term for that abatement expired on June 8, 2008. Because the house <br />on Lot # 77 was being used as a model home and sales office it prevented the sale of the property to a <br />private buyer prior to expiration of the abatement. Last year the Petitioner reapplied for tax abatements <br />on this lot along with 10 others remaining in Section I. This one was deleted from the list because a <br />building permit already had been issued for it. If the building permit was not issued and the house was <br />not constructed, the project would have met the qualifications for afive-year (5) real property tax <br />abatement.
