STAFF REPORT June 7, 1999 <br />Owen E. and Shirley A. Huffer 1924-99 <br />Location: 501 North Olive Street <br />City of South Bend <br />REQUESTED ACTION: The petitioners are requesting a zone Change <br />from "C" Commercial, "A" Height and Area to <br />"A" Residential, "A" Height and Area to allow <br />residential use. <br />EXISTING LAND USE: The property currently contains a commercia l <br />building used as a single family home. <br />SURROUNDING LAND USE AND ZONING: Located to the north and west are single <br />family homes zoned "A" Residential, "A" Height <br />& Area; and to the south and east are <br />commercial uses zoned "C" Commercial, "A" & <br />"D" Height and Area. <br />ACCESS: Access to the site is from Olive and Bertrand <br />Streets. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: . <br />SITE DATA: The total site to be rezoned is 5,440 square <br />feet. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, wetlands, floodzones or <br />environmental hazard areas are present. <br />SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation. This lot is <br />adjacent to an area that was downzoned to "A" <br />Residential in 1997. Approval of the petition <br />would match the zoning for this lot to its <br />current use. <br />
