.. - <br />STAFF REPORT November 8, 1999 <br />Redevelopment Commission of the Citv of South Bend 195.9-99 <br />Location: the southeast corner of <br />Ameritech Drive and Parkland Drive <br />City of South Bend <br />REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "IP" Industrial Park to "D" Light <br /> Industrial, "A" Height and Area to allow a <br /> truck leasing facility. <br />EXISTING LAND USE: The property is currently vacant. <br />SURROUNDING LAND USE AND ZONING: Located to the north and west is vacant land <br /> zoned "IP" Industrial Park; to the east is <br /> vacant land zoned "D" Light Industrial; and to <br /> the south are trucking facilities zoned "D" <br /> Light Industrial. <br />ACCESS: Access to the site is from Ameritech Drive. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br />SITE DATA: The total site to be rezoned is 6.8 acres. Of <br /> that, the buildings will occupy 13,000 square <br /> feet, or 5 percent of the site; the parking <br /> and drives will occupy 4.4 acres, or 65 <br /> percent of the site; and 2 acres or 30 percent <br /> of the site will remain as open space. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, flood hazards, wetlands, or <br /> environmental hazard areas are present. <br />SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS: <br />PRELIMINARY <br />STAFF RECOMMENDATION: Based on information available prior to the <br />public hearing, the staff recommends that this <br />petition be sent to the Common Council with a <br />favorable recommendation, subject to a final <br />site plan. This site is adjacent to other <br />trucking and light industrial uses to the <br />south. <br />
