GIBNEY <br />EXECUTIVE DIRECTOR <br />TAX ABATEMENT REPORT <br />TO: SOUTH BEND COMMON COUNCIL <br />FROM: SHARON TERRELL~ <br />SUBJECT: RESIDENTIAL REAL PROPERTY TAX ABATEMENT PETITION FOR: <br />HABITAT FOR HUMANITY <br />DATE: February 12, 2007 <br />On February 9, 2007, a petition for residential tax abatement consideration for real property located at 103 <br />Carlisle Street, vacant lot adjacent to 1219 Colfax Avenue, vacant lots adjacent to 111 and 116 Walnut <br />Street, and vacant lot adjacent to 1232 Jefferson Boulevard was filed with the City Clerk by Habitat for <br />Humanity. Pursuant to Chapter 2, Article 6, Section 2-77.1 of the Municipal Code of the City of South <br />Bend, this petition was referred to the Department of Community and Economic Development for purposes <br />of investigation and preparation of a report determining whether the area qualifies as a Residentially <br />Distressed Area pursuant to I.C.6-1.1-12.1 and whether all zoning requirements have been met. <br />The Department of Community and Economic Development has reviewed the petition, investigated the <br />area, and makes the following report. <br />PROJECT DESCRIPTION <br />Habitat for Humanity intends to construct (5) five, single family homes with volunteer labor and donated <br />materials to build the homes. Two types of homes will be constructed. One home featured is a three <br />bedroom, one bath,1,120 square feet, built on afour-foot crawlspace or a full basement. The second home <br />to be constructed is a 1,344 square feet, four bedroom, two bath home also built on a four-foot crawlspace <br />or a full basement. <br />The price of each of the homes will be $65,000. Total taxes to be abated during the (5) five-year abatement <br />period is estimated at $2,895 per home for a total of $14,775.
