AREA C — SOUTHEAST QUADRANT <br />LANDSCAPE REQUIREMENTS <br />b. Such trees may be evenly spaced or grouped together, provided <br />however, in no case shall spacing between trees exceed 90' for <br />shade trees and 75' for under -story trees. <br />c. Front yard perimeter planting will not be required if the distance <br />between the edge of the front yard parking and the right of way <br />is less than or equal to 100'. <br />d. Perimeter yard planting is not required for sections of front <br />yards that face the rear of an existing building. <br />e. Perimeter yard planting is not required for side yards where the <br />adjacent side yard has existing perimeter plantings, or where <br />existing trees are located that are at a minimum equivalent to the <br />requirements of this section. <br />2) Perimeter yard planting is not required for rear yards. <br />G. Lawn Planting Requirements <br />All site developments shall be required to install and maintain grass turf in areas <br />improved/disturbed during construction. Lawn planting shall consist of sod or <br />hydroseed and shall be installed with a blend of 68% perennial rye and 32% <br />Kentucky Blue. <br />For disturbed areas located behind proposed buildings, ground cover, stone, or <br />mulch is acceptable in lieu of sod or hydroseed. <br />H. Annual Flowers <br />Although not required, site developments are encouraged to incorporate annual <br />flowers/bulbs into their individual landscape plans for spring and early summer <br />color. <br />I. Irrigation <br />All site developments shall be required to provide irrigation for permanent turf <br />and planting bed areas. The irrigation system shall be a fully automatic system <br />and use water that will not cause rust staining on pavement or buildings. <br />At a minimum, 100% coverage shall be provided for all plantings between the <br />front building fagade and concrete curb of the street. <br />Page 4 of 6 <br />
