AmeriPlex at Interstate 80/90 <br />Planned Unit Development <br />(Formally Portage Prairie Planned Unit Development) <br />Date: March 9, 2005 <br />Revised September 26, 2012 <br />Revised January 29, 2014 <br />Submitted by: <br />Holladay Properties <br />Introduction <br />AwRifta <br />AT INTERSTATE 80/90 <br />Petitioner, Holladay Properties, requests the rezoning of approximately 275 acres, more particularly <br />described in Exhibit A attached hereto and incorporated herein by this reference, to the PUD <br />classification to provide for the development of a mixed -use project consisting of light industrial, <br />office, technology, entertainment retail, destination retail, neighborhood retail, medical, and <br />residential uses. <br />The AmeriPlex at Interstate 80/90 Planned Unit Development ( "AmeriPlex ") is planned to include four <br />(4) major land use districts located on each of the four (4) quadrants of the intersection of US 31 and <br />Adams Road. Certain design elements will be utilized throughout AmeriPlex to connect the four (4) <br />quadrants, either physically or by way of aesthetics. <br />It is acknowledged that only the southern two (2) sections of AmeriPlex are included in this <br />Preliminary Plan. This Preliminary Plan can, however, provide a framework from which to review <br />the remaining sections of AmeriPlex in light of existing and proposed future land uses in much the <br />same way as a Comprehensive Plan identifies land use patterns for a community as a whole. <br />Petitioner anticipates filing for annexation and rezoning of those additional parcels at a future date. <br />When such annexation and rezoning request is filed, it will provide a logical continuation of this <br />Preliminary Plan for the AmeriPlex at Interstate 80/90 Planned Unit Development. <br />AmeriPlex at Interstate 80/90 Planned Unit Development <br />Area A — Northwest Quadrant [Future Consideration]. <br />2. Area B — Southwest Quadrant. <br />a. Neighborhood Retail — Neighborhood Retail permitted uses and development <br />standards shall be in compliance with the regulations of Section 21- 03.04: LB — <br />Local Business District of the City of South Bend Zoning Ordinance. <br />b. Medical / Office Campus — Medical / Office Campus permitted uses and development <br />standards shall be in compliance with the regulations of Section 21- 03.03: O — Office <br />District of the City of South Bend Zoning Ordinance. <br />Page 1 of 10 <br />
