In 1995, the <br />Redevelopment Commission sold off a tract of land in the northeast quad which was <br />developed into the Federal Bankruptcy Court building. In 2002, the Redevelopment <br />Commission acquired additional properties in the block for the purpose of the construction <br />of a new South Bend Community School Corporation office which was proposed to be <br />located on this block. No new development has occurred within the Development Block for <br />many years, but with ownership changes in the McNeese property and the Inwoods <br />property, the opportunity has presented itself to replat the block in cooperation with the two <br />other block property owners. <br />The Redevelopment Commission presently owns 9 parcels in the block. The commission <br />owned lots are covered by big asphalt parking lots that are of marginal value and are largely <br />in disrepair. The owners of the court building own 5 of the 19 lots on the block and the <br />remaining property owner owns 5 parcels. (See attached map). <br />In cooperation with the other two property owners, a new property plat has been prepared <br />for the Development Block. (See attached map #1 -new parcels outlined in red). After all <br />of the platting is completed, the Redevelopment Commission will own one parcel, the court <br />will occupy one parcel and the owner of the Inwood's/McNeese site will own one parcel. <br />After many years, this plat will resolve some longstanding property ownership issues and <br />allow for the marketing of a development site in the Development Block. <br />The action staff requests of the Commission is to allow Donald E. Inks, Director of <br />Economic Development, to be authorized to sign a final site plat (see attached map #2) and <br />to allow staff to finalize this transaction. <br />Staff requests commission approval for this project. <br />What We Do Today Makes A Difference! <br />
