St. Louis Boulevard
South Bend, IN 46617
RE: Right -of -Way Vacation
14 Foot Wide Alley on West Side of Turnock Street
Lying South of Kalorama Street
Dear Mr. 8, Mrs. Weymon:
In response to your concerns raised at the February 9th City Council meeting
regarding the above proposed alley vacation, we have prepared the
attached map showing how access to your garage will be maintained.
Essentially, you will continue to have access to your garage at 720 North St.
Louis Boulevard via the 14' wide north -south alley located immediately east of
your property. This vacation will prevent you from accessing Tumock Street
from the alley to be vacated. However, there is another alley located
approximately 150 south of the alley to be vacated which provides easterly
access to Tumock Street.
The vacation of this alley benefits not only Weiss Homes, Inc. but also the
entire neighborhood. As mentioned at the February Council meeting, this
vacation will allow two new homes to be constructed upon the vacant lots to
the north of the vacated right -of -way. Without the vacation, only one new
home could be constructed due to the narrow lot widths. The addition of two
new homes would be a greater benefit to the neighborhood. Their
development has the potential to increase adjacent property values and
spur additional residential redevelopment within the neighborhood.
The two new homes would be developed through a partnership between
Weiss Homes, Inc., the South Bend Heritage Foundation, and the Northeast
Neighborhood Revitalization Organization.
If you have any questions or comments prior to the February 23rd City Council
meeting, please contact our office at 232 -8700 or Brian Miller, Vice President
of Operations with Weiss Homes, Inc. at 234 -7373.
Sincerely,
ABONMARCHE CONSULTANTS, L.L.C.
2- 7 .
Derek J.
