Current Conditions and Character: <br /> Portage Avenue between Angela and Kinyon has developed as a local commercial node <br /> for the surrounding neighborhood. <br /> 3. Most Desirable Use: <br /> The most desirable use is one that buffers the single family residential to the north from <br /> the commercial properties to the south and limits any negative impact on surrounding <br /> residential properties. <br /> 4. Conservation of Property Values: <br /> Based on the fact that the dental office is already existing, surrounding property values <br /> should not be adversely affected. The change of elevation between this property and the <br /> property to the north, in conjunction with substantial landscaping along the north property <br /> line,will significantly limit any light or noise pollution from the office and its clients. <br /> 5.
